We had a guy fall through. We have a group of 9, need 1 more. Has 4 bedroom/ 2 bath house. You can bring your own stand/feeder, or use the ones provided. House sleeps 12-15 with couches, etc. has cable for football games. Has RV hookups. Land owner fills feeders on his dime. Guests welcome, shoot off your tags. E of Caprock Canyons, very rough terrain, 3 tanks, windmills. Good group of guys in our 30's, mix of beer drinkers and serious hunters. $3500. Due to the guy backing out, it's all due now. Any mule deer? Year round usage? Quality of bucks taken? How long this group been on the lease? MLD?

How's the quail hunting?

Yes on the Mule Deer, tons of quail as the ranch got great rains earlier in the year. Not MLD, yes on year round usage and this is out first year on it. Land owner lives out there, but is really cool guy. Doesn't hunt, just plays golf. And I suppose you can be serious at both, I know I don't seem to make many morning hunts for some reason...

This ranch is a good ranch, was out there last year, owner is awesome guy and good friend of mine, you will haft to actually hunt tho if you want to shoot something. Lots of pics and coyotes. Whitetail are harder than mule deer but still both not to hard to get on. Ranch is set up really nice. Don't hesitate about not getting on it, you can shoot some big deer
