Looking at leasing some acerage. How much does year round hunting leases go for in callahan or shackleford co. Big acerage 250 acres per gun

Its hard to find a place in that area at a descent price with 250 acres per gun. I have seen the prices anywhere from $10-20 an acre. We are paying $10 an acre for 500 acres. The hunting is hard, deer are very nocturnal.

Really depends on a lot of variables. Lodging, year round access etc.....type of management that has been in place. There is just not a blanket answer to that question.

no camphouse, hunters pay for supplemental feed, larger parcel of property, I'd say somewhere between $8-$10/acre. We hunt both counties and limit it to one hunter per 500 acres. As mentioned above, hunting has gotten a lot tougher. Our deer numbers are probably 30% of what they were 5 or 6 years ago before the two major droughts.

I don't know about Callahan but here in Shackleford they go from$10 to $20 an acre depending on the size of the ranch and what amenities are included.

The area will not sustain one hunter/250 acres. Those that are doing so are killing the goose that laid the golden egg. I have one hunter per 400 acres and am considering changing that ratio if any of my present guys leave the lease.

I think hunters have gotten dumb or desparate. This country needs 1 hunter per 500 acres and $10 per acre at that spacing is way to rich for my blood.
I haven't figured out how the number of hunters is supposedly dropping but prices keep going up.

I don't think it matters how many hunters are per acre, 1 per 100 or 1 per 500, but it's how the hunters manage there game. People just need to stop shooting just any deer they see because they hadn't seen much that year.

Junebug I don't necessarily disagree with you but if your paying thousands of dollars to hunt deer you want an opportunity to kill a nice animal. It's really become a battle for land owners between money and mgmt.

as mentioned earlier we have one hunter per 500 acres (4 guys on 2000 to be more specific). Technically youre allotted one trophy and one cull/managment buck per hunter as well as agreed upon does based on camera surveys. also have a rule that coyotes must be shot on sight. we have 2k lb protein feeders every 250 acres and approximately 100 acres of wheat fields. Let protein run out and run spin feeders starting 9/1 thru end of season. we have only taken two deer over 150 once in the same season in the last 7 years. average 1 true trophy and 1-2 cull/mgt deer per year going back to 2004. 5 1/2+ is requirement on trophy bucks. i hope the numbers come back soon. its not just this year, but the last 3 or 4. use to see 20-30 deer in a wheat field, now we r lucky to see 5 or 6. Its definitely not south texas, but i do love the country.
