Was at the my lease in the North Texas area and wanted to get opinion on lease behavior and how people would handle. Was at the lease for some dove hunting and lease work Friday-Saturday. Their are 9 hunters on 5000 acres with all the rvs in one general area. Only one other member was there this weekend. That being said the member had 8 people- family and friends on the lease. They also were driving around the lease on a ATVs shooting and any bird that would fly near them This all was happening while they consumed large amounts of alcohol. The group also played loud music from their rv and held a dance party until around 1 am. This is an actual event and wanted to see how people would react.

Did they invite you to the dance party?

I know it's just dove season but sounds a bit excessive to me. Guessing they'll throttle it back to just 5-6 during deer season. Seriously, don't know what kind of rules you guys have regarding guests, family members, etc. but that does sound a bit excessive to me. Probably would run your honest concerns by the lease manager unless this person is the lease manager of course. Having said that, be prepared for any fallout that could occur. Every action can have a positive and equal reaction.

Go back to your rules list! Then have a gentle discussion I suppose?

Usually it's a one guest per person?

What are the lease rules? Should be pretty simple.

Should be...kind of a shame that people need rules to realize that some of that stuff isn't ok.

Agreed. Talk to lease manager if rules were broken. Surely they were, sounds crazy!

On my lease, they kicked off some hunters for the same thing a couple of years ago before I got on the lease!!!

Alcohol and guns, no sir, not around me. I would personally go talk to them and if they wanted to jack around tell the owner or GW. Ain't worth getting shot because some knuckle heads think its fun to come out a couple days a year, drink and shoot guns.

This - perfect reason to have well written lease rules especially concerning guest and the number that can be on the ranch at one time

This is why I wouldn't join a lease that allows guests. Eventually, BS like this will happen. Is this a deer lease for paying members, or a drunk free for all to shoot & drive all over somebody else's lease. F that.

The only thing that would bother me would be the drinking and shooting. Both separate are fine, but mixed together is a no-no.

Regardless of the rules or whether or not you have rules, sounds like you have at least one idiot among your lease membership. Too late to do anything this year, but if I stayed I would either get the rules in writing and make sure everyone understood them for next year, kick that idiot off the lease or finally, find myself another lease. IMO 9 guys on 5000 acres is asking for trouble. No way you find 9 good guys to hunt with, much less on 5000 acres. I know money is an issue for lots of folks, but when I am hunting, I will pay for peace of mind IE less guys more land.

How come everybody I meet is a deer hunting expert?

550 acres a person is too crowded? We have more than that on our place and have very few problems... When we have a problem, we resolve it quickly.

lol we got 10 on a 500acre place... Everyone has at least one stand some two. Never had an issue with being crowded or arguing members

At least you can all wave at each other and see what one another is up to. No secrets on less than a section with 10 guys. Hey if it works...........

I haven't been able to make it work. I just solved the problem and limited it to one gun per thousand acres. I will add that I hunt big country in the panhandle, so that has something to do with it. It cost more, but when I drive 4 hours to hunt, I don't have patience for idiots, plenty of those at work.
