What do you think about a lease next to state park? Any wisdom?

I would think it would have to do with what State Park it is next to. Most that I know of it would be very good. State Parks don't have much hunting pressure.

only down side, its like crossing onto someone else's property to track a shot deer, its against the law

depending on which park I would jump all over that... I have had my eye on a place like this for years. But same trailers always show up. If the park allows hunting it isn't as good but there is gona be a LOT less pressure... The trick will be figuring what they want to pull them out of the sanctuary of the park.
crossing property lines happens, handle it honestly, make phone calls and there wont be issues

Our ranch borders Palo Duro Canyon State Park. It's good in that there is limited hunting pressure, but has it's downsides as well. Park Hunters and hikers don't always respect your fence line, so you have to be vigilant if they have draw hunts or public hunting of any sort. And if you shoot a deer that crosses over to their property, you can get in big trouble if you don't call for access before going after it. And you can't take a gun.
I've gone to great lengths to work with the Park Superintendent and Rangers, and we have a good relationship because of it. I even loan them blinds to use during the youth draw hunts.
I guess bottom line.. a State Park is like any other neighbor for a hunting lease. Cultivate a good relationship and good things will happen.

i would think it should have the potential to be very good. it will depend on what park and how big it is and such.
my only comparison...we used to have a lease that was surrounded by a nice acreage platted subdivision. we saw and shot deer, lots of them. but there were lots of times too....where you'd sit in the blind all morning and see very little...only to drive out of the place and see deer all over the subdivision. deer respond to hunting pressure. the more you shoot at them the more they will realize that the park is the safe spot.
I've known some folks who have bagged some real wall-hangers in these type situations though too.

I'd be all over it. We're not far from Dinosaur valley SP, and it's loaded with deer. Food plots will get them over to your side, and corn, lots of corn.
Life is too short, as is. Don't chance it. Don't text and drive.
