I help manage a hunting lease in Eastland County. Our "management" consists of a direct sharing of the lease and expenses. The landowner just purchased a property that is a little under 1100 acres and he is interested in leasing hunting rights on it.

He knows little about it at this time. There is a campsite. He thinks there is electricity. It is presently hunted but they will be off on 8/31.

It has lots of cover and he is clearing a new field. There will be cattle on the property. It also has Sabana River frontage.

The price will be $15/acre.

I told him it might be best to find a group of friends who were responsible hunters.

My experience setting up a new lease is nil. Another hunter and I inherited management of our present lease and we have found some great hunters on this board to fill vacant spots.

Any advice from you more experienced lease managers would be appreciated. Also, any comments from groups would be welcome. The property is about 3 hours from Dallas (including a gas/pee stop) at Loves. It is even closer to Ft. Worth / Arlington.

If there are any questions, I will forward them to the landowner and get an answer.

LOL. He bought it for his cattle operations. Leasing hunting rights is secondary.

Leases with nothing more than a campsite run about $2000-$2200 per gun out that direction. That would be 8 hunters on 1100ac at your asking price. Seems a bit crowed unless its laid out really well or has outstanding deer density comparatively. Might be hard to get that asking price unless the hunters coming off the place can provide records of good deer management, pic's, etc..
Other variables will be helpful such as are there blinds/feeders in place that stay or maybe a bunkhouse or storage buildings? or running water and a cleaning station?


To be sure of hitting the target, shoot first and call whatever you hit the target.

Thanks! We are also about 30 minutes from Eastland south of I-20. That is a significant difference. Come join us for burgers sometime (venison,of course). We cook out and camp more than we hunt.

You make some good points. I'll look at the place the next time I'm at my lease and see what is there.

My experience setting up a new lease is nil. Another hunter and I inherited management of our present lease and we have found some great hunters on this board to fill vacant spots.

Any advice from you more experienced lease managers would be appreciated. Also, any comments from groups would be welcome. The property is about 3 hours from Dallas (including a gas/pee stop) at Loves. It is even closer to Ft. Worth / Arlington.

Lots to leasing property - do it right up front and clearly outline rules etc or trouble will follow - I have been on and run a number of leases - I will be happy to share with you our rules, how we run our place, etc. if that will help - PM me

I didn't ask. Good question. My guess is he wants more than they have been paying. Or they could be family of the former owner?

We looked at it today. The new owner removed the present hunters. He owns several properties in the area and he and the neighbors were concerned about the large amount of non-hunting gunfire going on.

A fair price for the hunting rights depend on many variables;
1. Does the property hold a sufficient number of game animals on the property, not just transient animals.
2. All weather access
3. Camp site access, water/electricity
4. Stands/Feeders, furnished or, put up your own.
5. Guest, No guest
...and the list goes on.
The bottom line is a land owner will get what he can get which in most cases is more than fair. The lease brokers will get double to triple that.

That being said the price will always be, "What a Hunter is willing to pay and in many cases way more than what it is worth.

15 is too high unless he has plans for a nice cabin/house all the bells etc..

It does have electricity and a rough bunk house. Access from county road is good. One entry not so much but the other year round is ok. If I didn't have an obligation where I am, I'd take it.

It is remote and secure. Surrounded by large acre family plots. This owner has the properties on two sides of it. There are no high fences on it or in the area. Guest policy is up to whoever leases it.

The guy who looked at it may take it. If not, I'll bump this post with any additional info.

I might suggest the landowner has some say in guest policy - otherwise that can get totally out of hand

I'd never pay 15$ per acre with cattle on the place. Unless they can be moved off during hunting season...

agreed. it never seemed to be a big deal in the hill country when i hunted out there but is a deal breaker in NETX.
