do you have a general idea of what pricing you are looking for? for entire lease or per hunter?

I am looking for something for my immediate family, 3-4 deer hunters (myself, son, son in law and possibly daughter) with wife & daughter in law for hogs. all very respectful of land and game management minded. I have all my own stands, feeders, tractors to put in food plots (but sounds like portion will be in crop anyway), strong ranch hand background and will take care and look after any stock, fences, gaps, etc.

I posted this listing for my dad... I will talk to him and see what price he is looking at getting for the lease.

I asked him what he's been telling other people and he said 15k for the year for 4-5 people.

Not really... When we can get nearly 5k for just dove hunting on other properties we have. So along with deer, turkey, ducks, and etc. split between however many people, it doesn't seem to high to me.

Seems way high even for Coleman. OP says 3/4 farmland and 1/4 pasture. Wondering the about cover for pasture. Would expect heavy oaks in that area. And for that price would want full water and electric, no offense though to the OP. We lease just north (about 50 miles to be fair) on 3500 acres for $8.25/acre. We have elec, cabin, satellite TV and full kitchen. Maybe just lucky.

Price doesn't seem to far off from what I have been seeing elsewhere. $3000 a gun for 5 guys. Lease prices in Texas are crazy now. When I moved back to Texas this year after being gone for 4 years. I called the landowner of the place I leased last here in Texas. It was $2000 a gun now he wants $3500 a gun. Hogs, deer and exotics on the place but no trophy whitetail.

$3000 a gun with 3/4 in farmland. That's a little high for that area. $1500 a gun is more reasonable for that area. Maybe $2000

We pay $4800 for 480 acres in the same place, if that means anything.
