anyone know what the bank interest rates are on Ranch land if you put 25% down and only want to finance for about 5 or maybe 10 years

From your post I assume you're talking about a commercial bank. If you have a deposit relationship I would expect you could get prime + 1 1/2 to P + 1 3/4% with a floor of 5% for 5 years with a ten year amortization. The rate would adjust after the five year period to the market rate at your index rate. If you're referring to a 5 year amortization you might be able to do slightly better. I'm not that familiar with Texas Land Bank but maybe someone else will chime in on that.

i actually work in a credit union, i will look into that and get back with you. But i do know it really depends on if the land has a ranch house or is it all AG land?

On land loans Capital Farm Credit, land bank and I think there is one more will usually be a little more favorable for you, explore all your options.

I need help in that department as well. I am told you can get really good financing with the Farm Adminsitration (?) as far as downpayment, rates, etc. The cost of land today is pretty high. For you guys that have hunting land, what do you think is a minimum. There was 177 acres northwest of lake Armistead that looked good- had a creek, etc. I wasn't sure if 177 acres was large enough to try to set up a hunting situation. Feeders, etc. The other thing is if it is practical to lease out certain things, for example you could use it for yourself to hunt deer but lease out quail, trapping, etc. Anyone do that?

Trouble with deer and quail is the seasons overlap.
177 acres depends on what you want to do with the property and whats happening around you. If you just want a place to shoot deer its probably great. If you would like to try your hand at managing the deer herd then your results will largely depend on the practices of your neighbors.

I looked into this and the VA I think is at 7% but raw land I heard usually doesnt go much less then that. If you can owner finance that is the way to go.

In my experience, Capital Farm Credit has been an absolute pleasure to deal with.
On a slightly different note....
Lots of people talk about getting VA loans for land without knowing the details. Texas Veterans Land Board will only loan up to $100,000 on raw land. That's fine as long as you don't want much land. In most parts of Texas, $100k will only get you about 20 acres.

First off....
don't bother with a Traditional bank or credit union. a bank like First Bank of Victoria or Crockett national bank do loan on land at competitive rates but don't go up to first mark credit union or bank of America and expect to get them to loan on land.
go with a good lender like Texas Ag or Capital Farm Credit.
Secondly, rate will depend on down payment, length and terms of note. I've seen loans anywhere from 4.25% to 7%.
each loan is tailored to your specific need. Call a lender in your area for assitance

I've known several people who use TEXAS FARM CREDIT and have been pleased with their services. TFC is somewhat like a farm/ranch credit union, almost all of its directors are farmers, ranchers, or who are in the industry. Don't know for sure what their rates are like right now, but you would most likely get a prime + loan with standard mortgage terms, or some packages will have like a 25 year amortization, but with a 10 year payout, with a balloon payment re-fi. https://www.texasfcs.com/

You can do that without a house on it X2 You can get better rates for land that has a house on it sometimes, but typically their is a value minimum on the house. We tried to re-fi our ranch as a secondary residence once we built the camphouse, but they said the improvement(house) needed to be worth as much as the bare land to qualify... think this was through our CU not one of the ag lenders though.
