8 Sections- 5,120 acres on the Devils River, easy access.
Maximum of 10 Hunters. Bag Limit 10 Trophy Bucks, 10 Culls or Spikes, 10 Does. Quail, Dove, Turkey and Predators included (all native game).
Year round lease with a simple place to stay for a couple hunters or bring your trailers down.
Some stands and feeders already in place. Serious inquiries only.
Lease price is $30,000 total. Looking for one set group not single hunters at this time.
Would prefer a multi year lease agreement with management minded hunters only.

Fishing or Access to River- is not permitted directly through the deer lease but can be negotiated for an additional fee.

what's the going rate per acre in the area? We are debating a large tract in the Sanderson / Sheffield area

Sanderson and this area are completely different country so the going rate would not be the same.
$7 to $8 an acre is average for a year round place in these parts and with river access included
I've seen some in the $13 to $15 range.

So the river doesn't run thru the lease,and you said access wasn't included on 1st post,Whats the story?

So the river doesn't run thru the lease,and you said access wasn't included on 1st post,Whats the story? The river is the property boundary line. People wait for over 10 years out here to gain access to fish this river and get on a lease with some places charging upwards of $2500 a person just for the fishing rights. If you would like access to the river to fish it will cost extra. Yes you can hang out on the river during deer season but no actual fishing is allowed. So if it's a year round lease but you have the aoudad rights, when would you be hunting the property?
