I have secured a 700acre ranch in Cooke county with some monster deer. The owner will allow 5 hunters total and the ranch is separated into 2 pastures. There is electricity and water for campers. I have pics of deer on the ranch that I got on game cam last season that can be texted upon request. Looking for 4 management minded hunters. No guests. Pretty strict rules on what is killed. There has been 3 B&C bucks killed on neighboring properties in last 6 years that I know of. $3000 per gun PM for details and Q&A. I can show the place just about any time of the week. 45min from Dallas! Thank you 903-262-7326 Pic from game cam last year.  This deer was on several cameras  This guy is not a giant but is for sure mature. It looks like one guy maybe two are coming out to see the property on Sunday. Don't let this rare opportunity get by guys. It is extremely hard to find this type of country this close to Dallas. Incredible low fence genetics here!

Is elect and water included in annual lease price?
do you have to have a camper or can you primitive(tent)camp?

There is electricity and water at camp site and tents are welcome too. We usually just divide the electric bill amongst hunters. In the past it was like $12 per person per month (I think). Also, I want to be clear. This is a annual year around lease. Turkey is included and there is a healthy Turkey population.

I had the opportunity to check the place out last Sunday. I was very impressed at the number of deer we saw from the road, let alone once we went thru the gate. Although we couldn't verify sex, (mostly because neither of us thought to bring binos), several of the deer we saw were huge bodied. It was pretty encouraging to see that many deer and no one feeding corn yet. We also saw a nice grey fox and a few coyotes. Over all, I was pleased to see what we saw. It is convenient to the metro area and laid out well.

It's easy to justify the upfront cost. Just calculate the fuel and time you will save by hunting 1hr from your house rather than 3hrs!
