I'm looking at a small parcel of land in the south west part of Navarro County (close to the Freestone County line). The property has a spring fed tank and some decent cover. The price and proximinity to DFW make it in play.
What are your thoughts on this for game? Deer, dove, and hogs??? Please give me your thoughts...much appreciated.

It's spotty. Some tracts hold deer-most don't. And the good and bad can be right next door to each other. Better know what you are getting before you pull the trigger.
Same for hogs.
Dove are just about everywhere.

I learned long ago you can't reason someone out of something they don't reason themselves into.

You need to get out there and walk it. You should be able to see fairly quickly if there are animals present. Look around muddy areas with water for tracks. The fact that it has running water is a definite plus. The fact that it's close to town is also a bonus. There are some good deer pics from Navarro cty. that have been on the forum. Do a search.
Life is too short, as is. Don't chance it. Don't text and drive.
