Hunting property for sale on Little Brazos River in southeast Falls County. Located about 50 miles north of College Station/about 40 miles south of Waco, and about 6 miles east of Reagan.(Brochure says 330 acres, but has since been surveyed and is 365 acres.) Ample whitetail, occasional hogs, good dove hunting.

Additional information available on the Property Brochure, or contact the realtor whose information is on the brochure. (I am not the realtor.)

Looks like a real nice place. Seems a little high in $/acre with absolutely no mineral rights, but what do I know? I guess it is a sellers market right now. You just have to be careful if you have no say on mineral rights - they can pretty much drill anywhere on your property and only have to pay you "land damages" which can be a nice little check, but usually does not include the loss of wildlife - just property. It would be better to get a 1% share and a seat at the table if the gas company comes looking.....just a piece of advice for folks looking to buy.

I have to agree...Not trying to be a jerk,(although I may come across as one) you just need to keep these things in mind when you buy. Looks like a beautiful place though, close enough to the big city, but has the potential for large Deer, Believe it or not. Falls is not a heavily hunted area because the deer are a fairly new phenomenon. At least in a lot of areas.

that is not true.

it will vary by lease agreements but the statement "they can just come in and drill anywhere on your property" is not accurate.

also, there is usually little to no permanent "loss of wildlife" associated with drilling.




For it is not the quarry that we truly seek, but the adventure.

Looks like a cattle ranch to me, based on the pictures...no electricity, no water, no minerals....I have always been of the opinion, anybody can ask any price they want for any item they own...but the economic value for grazing land is far less than the asking price,...so there must be some amazing quality deer on that property to account for the "hunting premium" Usually, I am looking for water and electricity for the camp site area...As a rancher and a hunter, I am not interested, but thanks for the pics.
