Mexico is the answer to most peoples questions. By far the best opportunity at giant deer and easily found at $3 an acre. The biggest bang for your "buck" compared to anywhere else.

Great point dstrong!
I also believe that deer leases have way to many middle men! They help drive the price up as well, kinda like car salesman. I would do anything to be able to deal directly with the land owner. With todays internet, why is this not happening?

I'd have to agree. Not sure why anyone would lease through a middle man. I'm sure folks do it with no problems but it wouldn't be for me either.

Too many heads cut off with machettes over there for me. You can make good money working in the middle east too, but I like my head.

Concerning Campbell timber leases - I just got off one last year and I don't know about all of them but I will never hunt timber land again!!! Last year my last week of hunting was in December due to my work schedule and they decided to clear cut the property right by my stands!!! Needless to say, I saw nothing at all, not even a coon!!!

Seadog, that is the problem with leasing from a timber company. They are in the business to grow and sell timber and the lease money is just a bonus for them. You just have to work around what they do. These are some of the things that I have had to deal with- a planting crew on the opening week of gun season, a helicopter buzzing the lease spraying herbicide the opening day of bow season, selective harvesting durning turkey season, pipelines going thru over a six month period, and now a drilling operation is fixing to begin that will go on for the next year or so. This all happened over a several year time frame, and not all on the same lease. That is why I have three timber company leases- if they are screwing up one I go to another.

Ramses, asking a rancher to lease for $1k/yr. is akin to the rancher going to town and find a millionaire to rent his house out for $100/month. Nearest thing to cheap hunting is move to NM or Co. Or you could also buy several thousand acres at a price of $2k/acre - 8k/acre and lease to your buddies at $1k. You'd have plenty of takers. Number of leases is decreasing. The old timers are in the happy hunting ground and baby boomers are retiring and selling or they and kids and grandkids are hunting it now.
You ever heard of a poor millionaire??? That's a guy in the hill country that owns 200 acres and it's worth $10-12 for hunting and $7-8/acre for grazing.

Sounds like your friend is part of the problem Probably 3 hunters on 250 acres at $2500 a gun. Please tell me where it is at, as I would like to buy that much land for $7500 a year Not sure about that. Close personal friend of mine has 250 acres (in big deer country) that he leases for $7500 a year. He said it pays the payment for the entire year.
I'd ask him if he's pregnant. He missed a s__tload of periods. I'll take "things that look like a uterus" for $200 Alex.

I havent seen land in the hill country for $10-12/acre in a long time. Seems like its more about $15-25/acre. Prices will never come down as long as the owner can keep leasing every year.

LOL I was born in TX but grew up in the Pacific Northwest, only thing it cost to hunt out there was the cost of your license, gas and ammo. You could hunt all season long in the woods (all public land) out there for nothing and shoot some big mule deer! Now that I'm back in Texas I've only been able to afford to deer hunt a handful times.

Saw a Craigslist post earlier on a locked thread where the landowner was needing 4 couples for a total of $10,000 for only 400 acres, AND you had to share the land. Simply ridiculous!

This is why me and my dad bought 250 acr. it just makes sense to me to have a place for my kids and family to enjoy for years and years to come.

My homework's done son.
We have more huntable species than any state or country. All the asian species, african species, south American species etc.
And if you can't find it here already, we can get it for you. The ones that aren't legal to get, are not enough to make a drop in that proverbial bucket.

I just had to back out of a lease that's $1460, Cabin included with electricity, 10 guns, I would have been the 11th. Corn is included in the price, as well as feeders and Stands. Its kid friendly, and they can hunt off your tags. 1 trophy, 1 cull, and 2 doe. Many 130-140 class bucks taken. Not a partying type lease, but a few beers are ok. 30 miles south of San Angelo, 1800 acres. Private message me if you are interested. I'd be on it if things at work weren't preventing me.

You can find low per gun leases. But he's making nearly $10/acre by stacking at least 11 guns on 1800 acres (for a whopping 163 acres /gun) in an area that will produce about 1 mature buck per section (640 acres) low fence. The numbers mean after the first couple of years you won't see many mature bucks unless you are drawing them off of a large unhunted border ranch. And that folks, is why people pay big bucks to build high fences. FWIW, it's his ranch and it's your money and if everyones happy about it then I'm tickled plumb pink.

Well, I knew if I heald out for the right one, I would get it. I just leased 640 acres in King county for a $1,000! I have known the land owner for about 5 years, very good man and family! He said that the last group of hunters would not keep it clean, always leaving trash, not closing gates, etc. Man am I fired up!!!!
