We just found out today that the ranch we had leased has been sold. I have a total of four guys who are all experienced hunters. I can provide reference from the previous landowner (leased from him for 11 years). Looking for central or west texas. If you have anything or know of anyone who does I would greatly appreciate hearing from you.

Wow...is everyone really paying $2500-$3500 for a lease or is that just why the leases I find are open?

Of course it depends on what area you are looking in and you didnt mention South Texas but they are getting $5000 easily and the better places are getting $10000 and up per gun. Even though the per acre price can vary alot, i would say normally its the number of hunters a landowner/manager is willing to cram on a place thats the determining factor behind per gun price. My experience in NW Texas tells me when i see a per gun price of $2000 or less they normally have way more guns per amount of acreage than i would want to hunt. Conversely if i see a $3000 or more per gun price you can usually figure the number of guns is more in line with what it takes to manage for Trophys long term. Depending on the the goals of the decision maker he determines how to slice the pie. Just my 2 cents worth. Good luck.
