Beside water and cover, what are some of the other key factors I should look for when looking to buy some hunting land?

Location, location, location. Size of neighbors and do they live close to the fencelines. Any oilfield traffic, pipeline easements, and power line easements. Do you get the mineral/water/wind rights. Any existing lease on the property. Amount of deer/wildlife in the area and amount of hunting pressure(deer blinds in sight). Is the water from a permanent well or stock pond. Is the brush/cover good deer browse.
Are idiots multiplying faster than normal people?

Any existing lease on the property. Amount of deer/wildlife in the area and amount of hunting pressure(deer blinds in sight). Is the water from a permanent well or stock pond. Is the brush/cover good deer browse. All of this and the best thing you can do is find a good realtor. They know the area and know what to help you look for. The best advice is DON"T FALL IN LOVE WITH THE PROPERTY. Be ready to walk away if things aren't right.

Thanks, would power line and pipeline easements take away from the property? I have hunted several areas where feeders placed in power line easements worked out well. What are the drawbacks besides maybe the occasional maintnance crew surveying the easement.

The problems I see with are that the easements are always in the middle or break up a property in a bad way for holding deer on a place. The traffic from the crews to maintain them it will always be during hunting season it seems during the best time of the year. Also with pipelines once you have one then it will set you up for future pipelines if they are needed. To me these easement devalue a property for many reasons IMO.
