dude. boat for sure. I have had the opportunity of growing up on a lease to duck hunt, which has been very good... but when I turned 21 last year I bought my first duck boat and love it. I rather scout and find a public spot where I can shoot ducks than have a for sure limit at a drive-in, show up 5 min until legal lease. Maybe I'm crazy, but the feeling you get when you work hard to shoot ducks on public with a boat is priceless. my 2 cents

I say boat but part of the fun for me is getting to go places back where not many people can get to.
I'll get a lease when I'm old and worn out and tried of waking up so damn early.

Is this for real? A boat or buying your own property? Property for sure. Also if you have enough money to buy property now, then buying a mud rig should just be chump change.
Dont get me wrong, I'm on my boat all the time. Probably 3 or 4 days out of the week...all seasons of the year. It's not only a free feeling of being on a boat but it's a very useful tool. I fish just as much as I hunt.
On the flip side, I live on a small farm in the country and that place is what made me who I am today. Having your own piece of land is amazing. You can do whatever you want to it. Shooting limits on public land is great but putting in the work and habitat to get birds on your own place is priceless.

Boat is cheaper than land.
Land appreciates. Boat depreciates.
Do both.

When it comes to public vs private, public offer sense of adventure, private offers sense of relaxation. Both are nice to have. I wanted private when all I had was public, then once I got my own lease I realized how much I missed public. I do public 80% of the time, private 20%. Public you get butter flies before the hunt, private you don't, took me awhile to figure that one out.

thanks for all the input guys! The land purchase would be a joint deal with one of my friends/neighbor. The boat we just be me. I love the idea of working up a place and making it our own but being able to run around with a boat sounds good too. Just torn. Thanks again Ya'll ~~MATT

Property gets my vote.....I live very near one of the busiest waterfowl WMA's in Texas and believe me if you are going to have to hunt exclusively on the weekends you don't want to be here.......

If it is one or the other, buy land. If you can afford it do both.

I love my boat, but I would give it up for land in a heart beat
Two kinds of people vote democrat. Rich people that don't have to work, and poor people who don't want to work.

To me it depends... you talkin about buying 3 acres with a pond or something big?
We bought land and will never look back, having a piece of dirt to call your own that is worth more every year just because and is magnafied by improvements you make is a great feeling.
If the price of the land and the boat are similar your not getting much land and in that case I would go with the boat.

I would never trade my duck lease for a boat. My dad and I have this piece of property along with 3 other people. There is 500+ acres of flooded timber. We have put alot of time managing our 100 acres that we have for ourselves. I go out there every morning before school to hunt and 3 times a week after school to just watch and keep track of what I see. We have multiplied the ducks by 3x what we were seeing 5 years ago.
Go with the land it is fun to manage it.

EVER Yep. If you can't do the land deal on your own, wait until you can or go get you a boat if you want to.
Yeah, don't listen to me. I'm just an idiot.
Lol. Duckbill that was funny! The dude up top has already taken lots of bone before this deer, both mule and whitetail.

No need to be on the fence with this one, go buy the boat. Land deal with a friend is just a bad idea; IMO.
