Hope you are able to accomplish your goals.
I think that first, you need to realistically assess what the parameters are, that you are going to have to work within, to achieve your goal of shooting a big buck.
I am sure there will be a lot of folks that won't agree with my list, and I might not agree with theirs, or may not have thought of something another hunter might consider important. Here are things that I feel you are going to need to cosider in leasing a place to hunt.
Location. How far is the lease from where you live, and how many times are you actually going to get to go hunting there, archery and gun seasons combined. Also, as you are finding out, from some of your other posts, poachers can be a terrific problem, and the easier it is for poachers to access the property, the worse the problem. A property with county dirt roads, or even lightly traveled paved roads, going around them or thru them are going to have a higher rate of poaching, than a place at the end of a dead end road, or one that has to be reached by crossing thru another piece of property.
Cost. How much can you afford to pay for a lease that may be in an area with good trophy potential, but may have never had a true trophy buck killed on the property.
What is your "bottom line", in terms of what will or won't be a trophy. 130 to 140 B&C, 150 to 160, 170 or larger. The bigger the buck, the bigger the buck$.
Will you want a year round all species lease, just archery and gun seasons, just archery or gun seasons.
Can you take guests, can take a guest, but you have to "burn one of your tags if your guest shoots something, guest can only shoot a doe, No Guests, No Exceptions.
Camping or bunk house, water & electric, do you haave to build feed pens around your feeders.
Are the pasture roads all weather, what restrictions does the landowner have on 4 wheelers.
If you are thinking about leasing with a group, is it a family/friends or co-workers type of situation. Willeverybody in the group be about the same age, or will their be older, more experienced hunters in the group, that will end up dictating what goes on.
I can think of several more things, but this should give you a few things to consider and I am sure there are other folks that will post stuff that I didn't mention.
