23 hunters at $1600= 36,800

36,800/3200ac= 11.50 per acre in east Texas...

Am I missing something here???

If anybody has any input on this please explain

Then let's do that. Workout a solution that benefits the majority and not just a certain few. Too many good members and a place with too much potential to tear it all down. Discussions need to be open and all paying members should be able to make their voice heard.

Unfortunately, that is the going price nowadays. We leased a place 3 years ago in Huntsville, and were paying $10/acre. When we got off, the price went to $12/acre.

Why are you guys still talking about this on the forum and not at the campsite? Don't get me wrong this is very entertaining but this is some deer lease drama I would not want everyone knowing about b/c in the end this is some shady property owners period!!

I think the biggest thing here is that the owners son was trying to get rid of you guys without you knowing. Now that he was caught he's willing to talk. I would get a lease in writing for at least a 5 year term or bug out. Pretty crappy to do this to people you lease to, also pretty sad that you guys still want to deal with a dirt bag like this. Good luck, if you stay without a contract you are stupid.

Now, that I have some experience behind me and run a family only owned lease I can possibly give your some prospective to how things really go for land owners. I hunted 3 Point Hunting Lease back in 2010 and the officials are great people and it’s a great lease, but my family wanted a private lease for us only to hunt so I contacted the female official and she was very helpful with informative information on how to find a small lease for my family. The standard lease, not blue chip, MINIMUM bid was 7 an acre and it is untrue that timber companies only charge 7 flat an acre and our price from our original bid has now increased twice and is over 7 an acre. The lease contract holders have insurance costs, maintenance fees of the land, development of camp fees, etc..I can tell you from experience that your math is way off and is that of someone with zero experience on how the reality goes.

Chance are the dad and son are scrambling to figure out how to make up the difference without charging their long term members more money and this may be the misunderstanding the father is speaking of and the son jumped the gun by putting out classifieds prior to talking to the current 20 members. It appears this lease is a lamps lease for doe permits only and the reality is you never fill all your doe lamps.

As for the drama? That’s deer leases. We have drama and we are family only and I have to explain to my family all the time why they need to ante up more money.

Did anyone have a great year this year? Spikes are an important part of game managemnt. 5 1/2 year old Trophy bucks in East Texas is no small feat to get. We stunk too this year. That's why I found this site since I'm hearing all of East Texas is doing bad this year.
