Looking for a little help. I am going to look at a new lease sometime and want to know what are some of the questions to ask, and things to look at/for. This is a new thing for me as I have always hunted on places that I was taken to. Any help is appreciated.

For starters, I'd want to know if it is seasonal or year around. Next I'd want to know what and how much can I (we) harvest. Then I'd want to know about bringing guests (wife, kids, friends). I'd want to know if they have had any type of management program or supplemental feeding program in the past and for how long. I'd want to know the last time it was hunted. I'd want to know what was the biggest animal ever taken and when. Knowing the price per acre is nice to know. Have they ever done a game survey? What is the buck to doe ratio? How many deer per acre and how many acres per deer? The biggee for me is who else are they going to let hunt it? Is the owner and his/her entire family going to go hunting too? I'm sure others will chime in with better questions, but those would be at the top of my list. Good luck.

-Seasons?
-What is the preferred management quota against what the State allows
- How long has it been hunted/managed
- Who is allowed on the land, to hunt or busness
- Any rules against off road vehicles
- Livestock?
- Who is responsible for the utility bills
- Any pictures of game taken?
- Guest rule?
- Are you the owner? agent? or leasor?
- Any government trappers or pumpers
- Can I drink?
- Will I be dealing directly with you or a lease boss?
- Is a long term contract available?
- structures, tree cutting, making of roads etc.

Why are you leasing, and if it was leased prior can you give me the name or phone number to the party who had it leased before? How large are the neighboring places and are they hunted and do they have any type of mgmt. plans?

Need one hunter for Stephens Co. lease. 700 ac. 5 guns. Year round access. Hunters only during deer season. Cabin, electricty, bunkbeds, ac, refrigerator, 8 miles west of Breckenridge. $1,350

Might also ask about exotics and preditors and what if any rules might be applied to those.

Do you plan on selling of the land during the term of this lease? Assigned stands or free to roam? Will your second cousin's, sister's, brother-in-law be hunting too?

Can we arrange a long term lease and a price that doesn't increase more than a few % each year.
10 years $500, next year $500, the third year $525, 4th - $540 so at the end of the 10 years your lease hasn't gone up more than 100 or 150 bucks.....
The other reason for the long term is (because Ive seen it happen) is you manage the deer, get some good bucks going and you get booted and the land owner jacks up the price.
Our lease in Blanco has gone up $200 bucks in the last 11 years which has been slow and steady so it hasn't been too bad.

What all species can we take?
Is fishing allowed in the ponds if any are present?
Is duck hunting on the ponds allowed?
Is predator hunting allowed after season if a year-round lease?
Can we build/bring in a cabin, travel trailers and are campfires allowed?
Is there a location for trash or would you like for us to take it with us? (this one can make or break a lease quick)

If you do get on a lease, it's always nice to offer some of your game/catch to the owner if they stop by or ask them to join you for lunch/dinner to show hospitality.

Like Brother-in-law mentioned above, if YOU do plan on leasing, make darn sure you get a lease contract/agreement with all the items covered above and possibly more written down and signed by landowner and lease members.
