Landowner and his 4-wheeler trying to sabotage me?!?!

I want to start off by saying that up until the day before Halloween, i had more deer coming to my feeder than i could keep count of on my game cameras, but since Halloween...nada, zilch, zero and I am starting to think LO is trying to sabotage me. Early morning on opening day as i am walking to my blind, i start finding beer cans and trash near my blind, then i find a campfire ring with fresh ashes maybe a few days old not 40 yards from my blind. Needless to say the morning did not go so well. I ask him about and he says he has no clue, but later I find out that on Halloween he had all of his grandkids out at his place. Ok I get it, its his land, but dammit I paid him a pretty penny to hunt here. There are over 300 acres why let them do this near my stand and feeder. So this morning I am sitting in my blind and see a decent buck about 150 yards, but he is over the fence. I am watching him slowly make his way towards my feeder and waiting for him to jump the fence. Just when the deer is about 10 foot away from the fence, low and behold here comes that dang 4-wheeler hauling balls at 7:30 in the morning. Its the land owner heading back from his stand on the other side of the property. Who leaves their stand that early. He left his stand on opening morning at 8:00 also and drove that stupid 4-wheeler right along that same road that is near my blind and feeder. What sucks about it is there are 2 other roads leading out that he could use. Im starting to get a little agitated. Before the season started he said he would be hunting also, and at that time it did not seem like a big deal, until at the start of September when I go to set up my feeder and blind and find out that himself, his son, his friend and another guy have pretty much taken every decent spot on the place, and when i signed my lease contract he said nothing about his son or the other two guys hunting.. I am now backed up to a corner of the property away from everyone, but its like he intentionally does what he can to screw up my hunting. I know its his place, and he can do what he want, but if this keeps up, i feel like there is no point in even trying to hunt anymore. I dont know what to do, but I do know I will not be hunting here next year.

That sucks that you pay good money and have him spoil your hunting like that!!! I guess there are going to be several people on here that are fed up with our present leases, me included, that will be looking elsewhere after after the season!!!

I wish i could go back about 20 years to the way it was when i was a kid hunting. Some LO's these days just leave you scratching your head, and the worst part is its happening more and more.

That's what lease contracts are for. Unfortunately you've learned a hard lesson. I bet you won't make the same mistake again. Not trying to be a hard a#*, but some folks cannot be trusted. Therefore, you have to lock them into a contract...better yet, an exclusive contract.
Sorry to hear of your woes. Make the best of what you have for the rest of the season and then move on.

It's one of the reasons folks need to be leary about new leases and not spend a lot of money and time the first year. Most leases become open for a reason, and most of the reasons they become open are never good.
Thursday at 12:45 PM #33 Once i learned that i didn't "NEED" to kill something, and that if i did kill something all the fun stopped and work began, i was a much better hunter.

Well, this is actually my 2nd year here, and I do have a contract. If it keeps up I will be asking for a refund.

UPDATE! Ok, Now im pretty ticked off. With all of the commotion from the LO and his 4-wheeler I decided to call it a morning. Climbed outta the blind and checked the game cameras, seems our little friend the LO decided to make a 4-Wheeler track right smack dab in the middle of the area I hunt. Got several pics and vids of him riding his damn 4-wheeler around right in front of my feeder. Worst part is I had a few deer coming at my feeder during the afternoon hours during daylight, something havent seen all year yet. All of the deer have coming in at night. You can see by the time stamp they booked ut as soon as they heard him. WHAT THE HELL MAN? This aint cool at all, we are about to have a chat

It almost sounds to me the landowner is doing everything he can to prevent you from getting a deer. I may be wrong but there is no need for him to do all those things especially if you signed a contract and paid him to hunt. You need to have a serious talk with him. Just my two cents worth on that. I'd be pissed.

Anywhere you have a landowner living or going to hunt the property you lease from him you gonna have this problem. To him you are just mad money and what you pay for deer won't hardly pay the taxes on the place. You can bet if he has Grand kids they gonna hunt it and all you are doing is feeding deer for them. Find a new place. Your contracts better be typed up and reveiwed by a lawyer and it better be exclusive or it aint wortht the paper its written on. Sorry to hear it but to them deer hunters are the bottom of the totum pole.

Keep us posted. And make sure you keep the pics, and take pics of the other stuff that he has/is doing. Just incase you need them later.

With all of the evidence you have, I would be tempted to talk to him politely and ask for an explanation. It's possible he might back off and let you hunt if he knows he is busted. If not, you already know to make other plans for next year.

I'd say talk to the landowner, approach the situation calmly, and keep an even temper. If he jacks you around about it, you need to find something new. If that's the case you can let people know what the place is called, give info about the property, but don't commit liable or defamation. Just make it known what the place and owner are like. Lots of people google before thinking about getting on a lease.

What makes you think you can believe anything he has to say to you now?
Confront him if you like, but something tells me that nothing will change. You're dealing with someone that is morally bankrupt. He won't honor a deal and he lies. You have all the information you need to form an opinion and judgement on this landowner. I wouldn't waste my time. Won't do a danged bit of good.

I'm not trying to hijack this thread but when y'all say the contract better be exclusive what do you mean? Also, who's job is it to make out the contract landowner or hunter? The contract provides protection for both the hunter and the landowner. The landowner can establish his rules, prices, number of hunters, deer quota, definition of trophy, management, cull bucks, etc. It's usually in a hunter's best interest to obtain exclusive hunting rights. Meaning that nobody but those named in the lease have the right to hunt, including the landowner, his family, friends, in-laws, out-laws, etc. All of the terms in a lease agreement should be negotiated, agreed upon and put in writing. If one party or the other violates the contract then it becomes null and void. There could also be civil monetary consequences for the one that commits the violation.
