How much interest is there in a 350 ac duck lease 1 1/2 hours from Dallas? Is it better as a season lease or daily?

it depends on what the land is like and what area of texas. the 1.5 hour drive sound great but if it not in the fly-way it's not worth it. when you 350a. is that a small lake bunch of ponds, pasture, flooded field or timber? describe the land and location a little better and you might get some good response.

I would be interested in more infor price for either day or season. I am guessing that the lease is somewhere around the Canton area where you are from since that is about 1-1/2 hours from Dallas, that would be good because it would be interstae most of the way. Like the other replies, the amount of interest would be depenedent on track record, price and number of guns. I will keep an eye on this string.

It is mostly flooded timber. Most about 2-4 ft deep. Some good openings. We have good luck each year. The last two years have been a bit slower. 3-4 birds each trip for two of us, but we aren't marksmen either.

I would like to here a little more about it. Maybe take a look at it if you are really wanting to lease the property. Here are a few questions?
1.What is the cost.
2.Where is the location?
3.Is it flooded all year?
4.If seasonal Man made or does rainfall matter?
5.Can you acess all 350 acers?
6.How many holes are open now? Can you clear more holes in the timber?
7.Are blinds allowed?
8.If I were or anyone else to lease it would there be anyone other than the leasors hunting the property?
These are just a few questions that might shed some light on the type of lease or property you might want to lease. I am very interested in it and it sounds good.

7.Are blinds allowed? Yep, just not crappy ones. I don't want a bunch of rusty nailed 2x4's everywhere waiting to eat my waders.

This is all in the 'just an idea' category but may be seriously considering it. What is a fair price?

I am leasing 2 65 acre lakes aprox. with 155 acres around it for 2650. There are 8 guy on this lease. We lease it year round for the duck hunting and fishing. It has 1 bunk house running water and electric. I would think that 750-1000 per year would not be out of line for the duck hunting. When we had our lease in stuggart it was 1575 acres and we paid $18,900 $12 per acre.
