Just wandering what type of rules you guys have on your deer leases, on our lease we really have one rule and that is on opening week there can not be any guest or family just the paid hunters, l have talk to some others and they charge for guest to hunt and stuff like that.

On our lease there can be no visitors until after Thanksgiving weekend. By visitors we mean noone except members and their immediate family. Anyone can hunt any stand. We also have only three members and one of them only hunts opening weekend so we do allow him to bring his grandson.

Most everything on our lease is done by gentlemen's agreement. Most members never bring a guest, and those who do limit it to a member of the immediate family. And if a guest takes a deer, it goes towards the member's quota. You only hunt another member's stand with his permission, with a couple of stands being open to anyone. We very seldom have an opening. And when we do, it's filled by someone known to a member, with the member knowing full well that both he and the new member will be gone if the new member turns sour. I'm sure that's why most members never bring a guest.
Anyone who can hunt under these guidelines will find it a very enjoyable lease. And those who can't need not waste our or their time. It has long been a welcomed escape for its memebers and we all protect it as such.

My last lease was great as far as rules go. Each hunter had approximately one section to hunt. Everyone respected each other's space and didn't hunt another person's stand without permission.
Guest policy was very liberal. We were MLD so each paid hunter had a very large quota of does, culls and management bucks for guests to shoot. The ranch was very remote, with no cell phone service. It was a 5 hour drive to the lease. As such, we didn't want anyone being there alone. Guest usually enriched the entire experience.
Our main rules pertained to maintaining camp. Clean up and haul your trash out. Other than that, have a good time and kill a big 'un.

Ours is similar to Texas Dan. Guests are welcome any time for hogs and turkey but deer go on the paid members quota and hunt with the paid member. Guests can hunt from other member stands as long as they dont shoot deer and clean up after themselves. We are laid back and have a good time. 4 wheelers are limited to the north side of the property after mid December for the most part (rec riding by the kids). Honestly tho, we saw more deer on the north section after the kids tore it up new years than we saw south where there was no riding. Who knows how it affects them.
I was on a lease where shotgunning was an issue during deer season as this jack azz thought it would spook the deer. Now this place was 4 miles across and we where chasing quail around the camp house where no one hunted within 1/2 mile. I took exception to his issue as common sense did not factor in to his tirade. I guess when I said no dove hunting in September because I bow hunted in October kinda set the pace for the rest of the discussion. I also mentioned how the thunderstorms must really destroy the mental stability of the animals each time it thunders and how that was a little louder than a shotgun blast.
We never did agree and thats the issues you deal with on a lease with members you really dont know. Fortunately he and his demon spawn children moved on and we found another lease. Sorry for the soap box but you have to figure out what is best for your sanity and what your willing to put up with. It is give and take for the most part. Kinda sounds like a marriage now that I think about it.

You opened a can of worms...Leases are as good as it's users and lessors...I've been on leases where guys got skunk drunk and went to Mexico every nite, had family members in every one else's blind, and shot most everything that came out, yet failed to ever help with clean up, blinds , feeders ect..They are kind of like a wife, some are great, and others end up in divorce...Now I limit my experience to the guys I have hunted with for years, and most who have guided hunters and been cull shooters, trappers, and ranchers..I never minded them bringing their kids, ect and encourage it...but it is discourteous to take every blind on the lease for ones' guest or family...Good Hunting..Don

We try to keep our lease family/friend friendly. We lease around 6500 acres and when rifle season starts, you can hunt out of any blind. The owner of the blind has "first right." To hunt out of someone elses blind, you must have a blind set up. To hunt someone elses feeder, yours must be running. You can only bow hunt someone elses blind with permission.
Guest/family are allowed, but they must hunt with you. Guest/Family are allowed to take does and culls and they do not count as the paid members deer. Any buck that does not meet the "cull" category taken by a guest/family member counts as the hunters.
8 pointers must score 120", 9 pointers must score 125" and 10 pointers must score 130". If the first buck makes the points, then you can hunt for a 140"+ for your second buck. You can take as many culls and doe within the legal limit.
Dove and duck hunting is allowed, but deer hunters have "first right."

after opening week anyone who is invited can come and shot any deer, but it does come off the person who invited tag, that is fair. as far as bow hunting Im the only person that bow hunts, and i bow hunt my same feeder that i rifle hunt (got a tripod close to feeder) so i would not like to let someone bowhunt there, as far as letting someone hunt your blind that is kinda a tough one, had a member tell me he was not seeing any deer so i let him set in mine and i sat in his and his feeder was plum empty when it went off and he got a deer out of mine So what do ya do

After Thanksgiving, guests are welcome, but if a guest harvests one, it comes off the hosting member's allotment.
Members are expected to show up for off-season work weekends.
Clean up your own mess.
We all share stands.

Family style lease meaning immediate family members the harvest comes off your quota. 4 deer in a 2 buck county. 1 cull, 1 trophy or mature buck and 2 doe.
We have a sign out board with numbered stands and locations so if someone gets in midday they know who is where. The stands are first come first serve.
Work weekends are encouraged.
Year Round access.
No dogs allowed.
Cabin will be cleaned and left in good shape.
No loaded firearms of any type allowed in the cabin!
Normal run of the mill stuff.
Kids are encouraged.
Main rule be responsible and enjoy yourself.
