Hey guys, new to the forum. We hunt in Mason county, just outside of Doss. We have about 400 acres between myself, my dad, brother, and G-dad....so 4 people. We are paying $1000 per gun which seems pretty high. We were at $750 for a long time, and they just increased to $1000 about 2 yrs ago. Are we overpaying? We can shoot 1 buck, and 2 other deer (1 cull and 1 doe, or 2 doe). What are your thoughts for this area? As you know, the deer aren't huge. We probably each average an 8 point in the 100" class every year.

If you decide to get rid of it let me know. Your getting a great deal. If it continues to go up, then might be time to re-asses the place.

You're paying about 65% of the going rate.
Let me know if you've had enough and are leaving it.

$10/acre is a pretty good deal. Yep, that's the low end of the going rate. A lot of places are $12 an acre.

Nice deal you have.
Provide the landowner's name on here and I'm sure somebody will offer him $1,500 per gun.

Thanks guys, good to know. We've been hunting here for about 45 yrs (my g-dad started in 1968), so we have a pretty good relationship with the guy. I just haven't researched any other properties enough to compare. Thanks for the feedback.

Sounds good to me, especially since you've had a long relationship with the landowner. Y'all know what to expect from him and vice versa. A good, established hunter/landowner relationship on a good place is increasingly hard to develop and maintain these days.

Yes, you are completely overpaying. That area should only be $6/acre. I will call the landowner to argue your position. All I need is his contact info.

Mason is a quality county. I would suspect that even the rancher preffers to keep the party he knows well. It also depends who you neighboring and if they push the deer to you. And also what you do to rope and hold some deer that goes through. 400 acres is not much to have a true resident deer, but if you let them establish undisturbed bedding area in the place they like and give them a food plot, you can grow some 5 1/2 years old bucks. The old saying: "if I don't shoot him my neighbor will" is not always true in a case of the old buck. They don't get old by being dumb.

In Leon County the guy next to us leased his place for $15 an acre with no cabin or water but it does have electric where the hunters camp. We used to hunt Mason County and it's a great area in all regards...pretty country. You have some Axis there also? If it comes with any sort of cabin you are really doing great!!!! Have a great season and hope you get a 120 or better. Send pics.

Hmm. We're paying $2.78 per acre... 3600 acres, 4 hunters, but it's 2500 each and having hunted around Doss before (and prolly again) I say your still getting a better deal than I.

For that area you are definitely getting a fair shake. As mentioned, there are many who would try to buy the place out from under you if they found out.
Doss is a great area, decent chance for some exotics these days. Last year I saw a beast of a Waterbuck (yes I said Waterbuck) free range off the highway.
400 acres there will fit 4 guys nicely. Give the deer a few good reasons not to go anywhere else (food, water, sanctuary) and you might get a nice surprise one day.

I get a lot more then that but I also furnish a lot of things. In my opinion, you have a pretty good deal.
Bottom line. By the end of the year, if you have had a good time on the lease and can afford to do it again, then you got your money's worth.
