How much do hunters pay per hunter or annual for a top quality hunting lease?
How much are feed costs per year with year round protein feeding for a lease?


The ranch owner of a 1400 acre high fence ranch that harvests 14-16 bucks a year in the 160-200" range is wanting to lease his property out instead of having weekend hunters. 4 bucks in the 180+" range. It would include electricity, very nice hunting lodges and cabins, direct tv (football), includes year round protein feeding and corn feeding. All blinds and feeders are included.
He's thinking about having 8 hunters with guests for the year. Each hunter gets 2 trophies, 1 management and 2-3 does. Very nice amenities!!

What are halls opinions, concerns, questions, past issues with leases, etc.

I could see a seasonal lease for the 1400 w/ feed & lodging running $140-200k

More money than I have for sure.

Who makes the decisions on the bucks that are shot as trophies or management bucks? What is considered a trophy and management buck? At what age are bucks shot? County location and density of brush/trees to support 8 hunters? Deer density and ratio? Ranch raised native genetics or released deer? Seasonal or year round access? Short term lease or long term? Is the ranch for sale or does the owner plan on keeping it? Does the owner hunt or his family?

Will, how much does he want? It has got to be expensive. As Ranchman stated it seems like a lot of Trophy size bucks taken for the size of the place.

Management bucks would be bucks that are 8- 10 points and score up to 145"bc scored by ranch manager. Tropies are bucks that score 155" or bigger. 5" cushion. Bucks are harvested at 3yrs old or older. The ranch owner releases 15-20 bucks per year out of the breeding pens. He also releases bred does to 200" pure Texas typical frame bucks. This is why the buck to doe ratio is so high and is why we can harvest at 3yrs old. What we are very stricked about are the does that get harvested off. The ranch owner would have 6 hunters on the ranch instead of 8. It would be a seasonal lease from oct 15 - Jan 15. Possibly turkey season too. Amazing spring turkey hunting!

Plenty of deer on the ranch which is why the deer are feed protien yr round with alphala too. Brush quality and density is great. Spanish and live oaks everywhere. Hardly any cedar trees. Ranch located 5 miles from Rocksprings, tx. Edwards county. Rolling hills but rocky. Tons of grass, not this yr though. Paved road from main road. Water wells. Very nice cleaning station, walk in cooler and commercial ice machine.

Owner will not be selling the ranch. Genetics are some native and the released deer have Texas genetics.

The ranch owner doesn't hunt at the ranch nor does the family except for a few does in february.

There are 6 beds in the hunters cabin, 5 in the cottage and 5 in the main house. All houses have direct tv, full kitchen, very nice amenities. The ranch manager lives on the ranch in a seperate house. He has dogs that he uses to track wounded or lost deer for ranches in the area which is very helpful at times.

This would be a short term lease to start since this is the 1st year he has done it. If everything goes good then a longer term could be done.

There is a maid that comes and cleans every week. Cooks are available some weekends too.

Oh and he only wants 6 main hunters however each hunter can bring guests to shoot one of their trophy or management bucks, etc

Exotics all over that area. Any on the ranch and could you hunt them as well?

So if my math is right thats 6,666.67 a deer. Including the lodging.
