If you have the right hunters it ca work but man it is hard to get a group together that all don't feel like they have to shoot to get their money's worth fortunately I have a great group of guys I hunt with now and that is nit an issue! I agree with knowing your group and how they will hunt. I hunted on 14,000 acres in Kent and Stonewall Counties with 8 total hunters. We never took all 8 deer allowed in one year. Easily could have but picky hunters kept us from overshooting. We had no trouble not filling our tag each year if we did not see what we wanted. We never did a survey but I felt we had about 15 or 16 per 1000 acres. Could have stood a couple of more hunters had the poaching by the ranch manager and his buddies hurt us. Took us 3 yrs of passing bucks and never seeing them again in most cases to bow out. Ranch house on hwy just out north of Jayton? Ranch split into two places?

Cant remember exactly around 2000-2002. You must have got on right when we got off then. Was Jordan Cattle Co. still running cattle on it? I thought a guy from Florida by the name of Manuel took it over. We killed some really nice bucks. The first year, the first afternoon a guy took a buck that was about 169 gross typical as a 5x5. Some really big deer seen that first year and then the second it went downhill from there.

Sounds like it. I partnered on it with a guy from Florida. Ended up finding out he was taking guys late in the season and shooting bucks we shouldnt have been shooting so got off of it after year 2. Shot a couple 160" deer off of it. Saw the biggest mule deer ive seen hunting but it was the day before season started. Laid up next to a windmill. Never saw that deer again and hunted it hard for a week. Pretty slim deer numbers back then. Probably wasnt good to shoot more than 5 bucks a year.
I cant remember the cattle leasee...that sounds right though.
I did shoot a 33" aoudad up there.
Lots of poachers up there. We caught two different groups. One was I think the county judges son. Im sure nothing ever happened to them.

We know for a fact that it was poached hard before and during the time we were there. In a local business was supposed to be 2 big deer "killed" off of it. One was a upper 160's net typical and the other a 190's net nontypical. Story was the former ranch manager let him kill them for $500 each for drug money. We caught the Cattle Co. sons jumping out of a truck and chasing aoudads with a rifle. That was it for us. Best pasture was the Croton back then. Had some tremendous bucks in it. One was seen 2 yrs in a row that was a 180 class 6x6 typical and very wide. The other pasture a friend of mine saw a 5x5 that was easily a 170's deer that he could not get to. He was on the far NW corner next to Beggs. All those deep red washes kept him from getting to him. The last year on the place I saw a really big 5x5 back in the same corner but could not get to him. I saw a really big Mule Deer day before season in the pasture right next to the fields up front. He was in the draw next to the green water trough on top laying in the sun. He walked off in the draw and never seen him again. The first year the ranch manager told us of 2 really big Mule Deer in those draws up front that he seen working cattle horse back. We hunted that area hard but think he let his buddies kill them. Deer numbers were really slim and they moved around quite a bit also. Ranch to the south and the ranch in between the 2 ranches were all hunted very hard. Shot whatever they could. Part of our group got on Beggs to the north and one guy killed a really good 170's plus whitetail and one guy killed a 180's type Mule Deer. We had 3- 160's and several more 150's taken in 3 yrs. I took a 4x5 that had a injured right side and had he matched he would have been close to 170. He was 24 3/4" inside with 25+" beams. Looks like he broke and acorned everything in velvet. I only saw his left side when I jumped him with a doe. I thought he looked lopsided when I shot him. Walked up to him and seen his good side up and then I was sick when I seen the other side. I like hunting that ranch just not all the poaching.

I agree on the 1 gun to 1000 acres. It is very depressing in the Panhandle right now. Everyone is stacking in around us like Sardines. We hunt 3000 with 3 guns and 1 bow. I have not seen a 5 yr old in 2 years. I had a beautiful 4 yr old about 140 8 or 10 mornings at 25 yds this last year. Took pictures of him. Enjoyed getting to know him. He knew I was there a couple of mornings. The place next to us got leased by Hunters from San Antonio. Opening weekend of Rifle season he was hanging. Made me sick. Talked to the guy's and after about 10 minutes realized they were use to hunting Greyhounds and these 180 to 210 lb whitetails did not stand a chance. Saturday after Thankgiving we heard 22 shots. 6 guns on 2200 acres. I am cleaning up the travel trailer. Time to start hunting midwest and larger game. We are hunting our place 1 more year. Probably will be target practicing this year. I never dreamed it would come to it after 8 years on this lease but it is probably time to move on. Our lease has gone up every year and they want to add another gun next year anyway. Pitiful. If anyone wants responsible hunters wanting to hunt 5 to 7 yr old deer and need more bodies to fill we are looking too.

Like others have said it just depends on the area of the state, amount of cover on a particular ranch and the census counts. Way lot of variables to just throw out a number of acres.
Our place in Edwards county....about 380 acres for each hunter. Only about 1 in 3 hunters take a "trophy" buck each year so you gotta have the right hunters too.

I saw several good deer on Beggs driving through to get to the Foster Ranch. Those hunters on the south side you were talking about we caught them shooting a buck on our place and the hunter went to jail for it.

I think atleast 200. That's the reason were lease-less and looking right now. We were on 300 acres in Coleman and they tried to shove 7 dang hunters on it! I think not...

It depends on the number of deer. I'm in East TX and it seems that most leases over here have far too hunters per leased acre. I moved here from MS and a hunter per 100 acres was acceptable in the best places over there because of a huge deer herd. Even there, the hunters had to be really disciplined and experienced to make that work. One per hundred here is far too many. I expect the more open areas of W Texas can substain far fewer still. I think over here, a hunter per 300-400 would allow clubs to harvest a mature deer per member in most cases.

Years ago I had an arsehole neighbor buy an 18 acre tract that joined my northeast corner. Not long after he bought the place I noticed a ton of different vehicles in and out of the place. It sounded like WWIII opening weekend of deer season. Come to find out, he was day leasing it. Thankfully he lost the place in foreclosure a year later.
Like everyone else I'd say at least 200 acres per hunter unless it's a heavily forested place in East Texas.

There are some small, pathetic, leases near me. 2 people per 100 acres and paying $1500/year for that. They advertise heavily and offer really no chance of shooting anything except maybe a coyote.
