I know 8 point we look to have a good year since we are the only ones with water in this drought but nobody even has wanted to look at this lease for some reason !!!!!!!!

If any one would like to look we will be going down on the 13th of August...

so there will be 6 people on 700 acres? at 1600$ a gun that is probably why no one is looking at these spots

Aggieduck If you would have looked at the other leases that have been posted on the THF you have realize that this lease is right there in the price range for this region of Texas and better priced in some cases. This lease does have water and thick cover which is more than some can say in these drought conditions we are having but thanks for ur comments it just made double check what I was paying for. Lease 9600.00 \ 6 guns = 13.71 just in case an aggieduck needed help with this but thanks for looking anyway 

I think you meant $9,600\700 acres = $13.71 per acre. Thanks for trying to show me up though. I was just making a suggestion as to why "maybe" there wasn't anyone looking at the spots.

Well at the end of the day its still 13.71 an acre but thanks for looking at it & its well within what is being leased in & around Concho Co. BTW what do you consider to be a fair price in this area ????

I think it is a fair price, personally I would rathe pay 1900 and have 5 people but since you already have people on the lease they may object to the increase.

I hunted North of Eden in Salt Gap for a few years, great country nice deer. We had a ton of quail on our place, but it is hard to know what your going to have bird wise from place to place out there.

About the only thing I really miss out there is the Feed Mill at Melvin. One of the best mills I ever used. Great Breakfast too.

I dunnO what fair is but that is way too damn many people on 700 acres!

We should have 116 acres per gun that being said not all guns will be there at the same time maybe twice a year that we all are together due to our work schedules I still don't think that is that bad considering some hunters / acre ratio With that being said BMD this is a low fence place too you never know what might come accross the property and the lay out can handle the 6 guns with no problem but thank for the bump  and btw Chuck your so right about Melvin feed mill & breakfeat too ...

I could live and hunt on 116 acres. Sounds like plenty of land for 6 hunter.

Joe Knows after talking to you on the phone I know this lease. My buddies used to hunt this lease and this is going to be a great lease. My buddies always had 6 hunters on this lease and never had a problem tagging out on good quality deer. I am telling you if I already didn't have a lease for this year I would be all over this. I promise you one thing I will be hitting you up next year. All I can say you guys better jump on this lease as quick as you can if you're smart.
