Price depends on what is available on the ranch besides the deer. From $3,000 up to ????. Define above average deer?

By what available I mean- blinds, feeders, protein, housing, fishing, bird hunting, year round lease or season, hunting the whole ranch or just an area? All this adds to how much or how little you can get for a spot to hunt. A good lease with all of the above might go for as much as $10,000 per gun. Don't take this wrong but a 150 type deer can be shot of a lot of ranches across the state LF, some annually and others on occasion. To get top dollar for a spot you have to have more than just the deer IMO.

SA county & Trinity Co.. HF would be the correct assumption. They have the animals for the price, but despite the costs, you still have to be able to politic your way onto the places.

it would be interesting to see what type of deer herd is on those places.

3K in the Panhandle last year but seems like the landowners are raising their price per acre. 3.50 last year to 5.50 this year. Seems cheap 'til you realize that you need 750 acres or more per hunter in some places there.

I agree I can come close to that on our place each year I just wasnt sure what to call above average.. Im wanting to break out of the 150s.. Ive seen only two on our place that would push 160 but breakin that mark is somthin other than seein them.. Wouldnt be worried about anything but deer, including housing, and could provide my own blinds feeders and protein and would only be interested in a LF place
