How much is too much for deer lease?

we will be looking for a new lease this year and just wanted to get feed back from any or all other hunters on what average lease goes for up North? We have been Paying $20.00/acre in Hamilton, texas! Have killed 2 tens between 5 hunters in the past couple of years, but nothing over 130! We are looking to head up North toward Red River in search of More "trophy deer" and I hear land is going for around 8 - 12 per acre. Is this true and is the hunting as good as Hamiliton or is it better? Replies would be appreciated Thanks!!

We have been Paying $20.00/acre in Hamilton, texas! Have killed 2 tens between 5 hunters in the past couple of years  and BTW there are no deer in North or West Texas...

What part of Hamilton County were you hunting? Some parts are excellent.....some not so much. Either way, $20 an acre sounds way high to me.
And moving north depends also....basic rule of thumb will be the further away from the metroplex, the cheaper you can find it. Depending where you're looking, you might also find significantly lower numbers but better chances for a trophies.

Between Hamilton and Evant on 281, Partidge creek runs through it! I know we are Paying way too much! We have seen alot of deer, but quality not there! The land has cows on it half the time too! We got on this place thinking it was going to be "the place", But Well you know.... We are looking up around Vernon to Childress area.

I wouldn't expect to go up to the Red River and everyone shoot a nice deer either. Probably have the same results where a few guys get a nice deer each year but some will go empty handed if they are just trophy hunting.
On a side note my friend has 5000 acres not hunted in Vernon. I need to make him take me up there. I guess growing up on it isn't the same as being in the city.

It is good but don't expect a 160" deer behind every bush and remember you need between 750 to 1000 per man and selective shooters or you will shoot out a place in a season or two

Here are the 2 Bucks that have come of the lease in Hamilton. First one is this years deer and 2nd is last years deer. We have passed on several smaller ones.

Looks to me like those two are pretty good Hamilton county deer,I have hunted Kent and Dickens counties(165,000 acre pitchfork ranch) and seen about the same size deer although I know there are bigger ones.Not bad for 3 hundred acres.
Life is too short, as is. Don't chance it. Don't text and drive.

Is it me or does 5 hunters on 300acres seem a little over hunted?
Not trashing you, Im jsut thinking that much pressure may be pushing deer out.

Not to hijack the thread, but I have five guys hunting on 300 acres with no problems. Most weekends it is only me hunting and there have never been more than one of my hunters there any weekend. Folks get caught up too much, IMHO, with number of hunters on so many acres like everybody is going to be there every weekend to hunt.

Folks get caught up too much, IMHO, with number of hunters on so many acres like everybody is going to be there every weekend to hunt. Judgeing by the pics of multiple trucks in the background it apears(atleast the weekend of one buck being killed) there were multiple people, and if your paying $6,000 for 300ac(per year) and taking 2 bucks in 2 years it would seem to me that either you have low density, or excessive presure. The reason I brought it up in the first place is that if your hunting that many people every weekend and so are the surounding properties that may be causing some of your issues with low harvest compared to amount of money you are paying. Or if you have that many people and the neighboring properties dont have any pressure they might be leaving your area when the pressure starts.

we usually hunt roughly 300 and only 2 bucks have been killed on the place in 4yrs of hunting it... pressure or density isn't a problem, we are just selective.
