Lets hear from the all knowing out there about the going rate...lets use north Hamilton and south Commanche county as an example for comparison.with facilites, electric water, camp, etc...

Hamilton landowners have been gouging for years now. I've seen places in excess of 10-12 dollars per acre out that way.

With those facilities available, about $10 per acre.

They are out there, but you wont find them on the lease sites. Our group pays 6.25 an acre in Young county year round access.

There are deer, and plenty of them. And we had no hunting pressure on 3 sides until this year. The folks to the North put up a stand and feeder. This year has been the worst of the 3 we have been on it. It wasnt uncommon to see 5-7 bucks a sitting. But like I said, this year it has been different. And from the reports I am seeing it isnt just our place that is like that. And on top of that, we have a group of 4 who are all on the same page. There is none of this bickering you hear/read about. We all get along, and after this year, we should have a solid age structure on the place. Good times in the future for sure.

We are $12/acre in Erath county with no amenities. Seems a little high to me, but it is 1 1/2 hours from the house.

I have a good group but we are looking for a little better hunting, and water available.
