what do I need to do to run some hog hunts out at the ranch ?
is there a permit or something I need to get to charge for hog hunting ?
and can you shoot turkeys with a .22 lr ?
and what about running turkey hunts as well.
this is in Texas

You need a "lease license" I believe its TPW850. The amount you pay for the license goes by how many acres you have. It must be displayed somewhere on the property.
22lR are legal, in some counties. Look at what county you are in and it willstate what "means" is legal.

Aim for the head- you either have a kill or a complete miss...some Turkeys can take a 22 and never miss a beat and then go die later on.

You can shoot turkey with whatever you want, except eastern turkey during the eastern spring turkey season, I think. I know you can shoot a rio grand with rim fire. Legal Means

call the GW for the county that you want to runt he hunts in & he will provide the correct info.

Is a lease license required from anyone who leases their land for hunting?
This could explain why we haven't seen a GW in over 10 years. The rancher is not buying said license.

Sec. 43.042. LICENSE REQUIRED. (a) The owner of a hunting lease or the landowner's agent may not receive as a guest for pay or other consideration another person engaged in hunting unless the owner or agent has acquired a hunting lease license from the department.(b) The license shall be displayed on the hunting lease.
You need it but this is probably not the reason you haven't seen a GW. If haven't had one then you are lucky that you haven't seen the GW.

You will also need to obtain accident liability waivers from your attorney. DO NOT allow anyone other than family members to hunt on your land without them! It is a simple form signed by you and the hunter absolving you of any liability due to an accident on your property involving the hunters. TRUST ME on this! if you allow a hunter onto your land to engage in a dangerous activity like hunting and that person trips and shoots either himself or his hunting partner YOU can be held liable by the injured party and LOOSE EVERYTHING!!!!

Yes you need a license.
Hunters need written permission to hunt.
If not contiguous land, you need a license for each county you hunt in.
