Not looking for a debate. I just want to know where your lease is and how much you pay for it. I am particularly interested in hearing from guys who lease country around Junction and Menard.

Thursday at 12:45 PM #33 Once i learned that i didn't "NEED" to kill something, and that if i did kill something all the fun stopped and work began, i was a much better hunter.

Going on a elk hunt this year, so no deer lease. But, of the last 2 I had, here's the run-down. By-the-way, the first was not a place you'd ever kill a good buck on. The second had produced some super bucks over the years. I'm only stating what we saw the years we were there.
Cross Plains. 300 total acres, 100 huntable acres, 4 hunters, very nice camp house, great fishing, only a 2 hour drive, not a lot of deer, there were stands just across the fence all the way around the property (actually, I don't think there was a single place you could stand on the place and not see someone else's stand from there), $700 per gun.
Colorado City. 1000 total acres, 700 huntable acres, 4 hunters, run-down camp house, great dove hunting, not a lot of deer (locals said everyone was having a tough year), only 1 visible stand from property line, $1200 per gun. Would have leased it again had the owner not wanted to up the price to $1700 and asked us to pay in March (before our lease was even up). We only took 2 deer off of there and it just wasn't worth it to us.
I'm sure there are still some good deals out there. Heck I know lots of guys who have either gotten great deals on leases they've been on for years or they are very good liars. Just remember that in Texas, you get what you pay for. Can you get a good lease for under $1000? Not likely. But if a house isn't a factor for you, you can probably get a pretty good one for just over that.
I have a friend who's on the best deer lease I've ever seen. We're talking 5 star accomodations, year around feeding program, and almost every buck they take is over 5 years old and pushes or makes the book. This place is in the brush country, they have 10 hunters and 10,000 acres. The price tag? $5000 per gun.
Steep yes...too steep for me, to be sure. But if you average it out, that's only $5 per acre, per year, and you get to take 2 trophy bucks, and however many cull bucks and does they are allotted each year through they're management program. I can think of no "trophy ranch" in the state that you could get this for even twice the price.

My lease is not far from Menard. $2000.00 per gun for year round. 3000 acres with 11 hunters. Cabin with water and electric included.

I think if you add up all the days spent at the ranch, if equated to what I can make in a normal day working, then I pay a good price to hunt, my leaseor just happens to be family. Every lease i've been on prior to hunting family land, all we did work wise was two work weekends consisting of a few hours of work saturday and sunday followed by guys sitting around drinking beer. those leases, we had 13 guys on 6k acres outside utopia, one whitetail buck, turkeys, hogs, for $1500/gun other lease we paid $600/gun for an east texas lease, 600 acres, 3 guys plus the kids, one buck and hogs, plus great fishing

I pay 500 per year for year round access because it is land that holds ducks. I can hunt whatever is in season on it.
I hunt family land when I deer hunt though. If our land held more ducks I wouldn't lease at all.

Comanche Co 610ac 5 guns duck, quail, dove,12 tanks for fishing, yotes, water/electric, camp shed.... but no deer $1200

I lease 809 ac. for 33% of the gross revenues created from my hunting operations. I pay all expenses.

I just got off my lease. It was in Caddo 10miles outside of Breckenridge in Stephens Co. It was $1250 a yr plus another $250.00 for elec/water. It was 1200acres. You had to supply your own accomodations. It had deer/turkey/hogs and about 5 tanks. It was a 3hr drive for me so I got off the lease. Now I hunt about 30min from the house on 60acres bow hunting only. I am the only hunter. Oh yeah I pay $250.00 a year now for the 60acres in Bosque Co.
