If anyone sees a large buck that scores over 150, hunter must first get permission from ranch owner prior to shooting it. (I AM THE RANCH OWNER). Pictures are necessary: front view, both side views. It will be at the ranch owners discretion whether hunter who sees this buck will ever get back in the same area to take a shot at it. Ranch owner reserves the right to take that spot!!

unlimited guests in camp, only 2 can hunt at a time, but only 2 stand areas may be taken up. Keep nonhunting guests to a minimum on "peak" weekends.

drink in moderation

watch language around wife and kiddos, unless they start it and you are defending your honor.

Like stated above: What happens at camp.....or while you are supposed to be at camp......stays there.

The youngest member of lease is designated driver/bartendar & beer/ice runner. Should youngest member have a guest in camp, youngest member can delegate duties to said guest.

Common sense safety rules apply (no loaded guns in the house, etc)

Light a match before you leave the bathroom

Do NOT leave the coffee pot half full of coffee when you leave on Sunday (30 day old monster growing in the pot is scary!)

When moving feeders, if someone says "I'm good", check to be sure that they're second gear good

I'm not sure how atascosa_red gets anyone to hunt his place?I hate to see his lease agreement..lol...Is there peeing by mesquite trees?I can see it now...Guy yells at the deer to give up a profile picture and to not move until he goes and shows the landowner a picture..

NO WOMEN OR LITTLE KIDS AT CAMP DURING DEER SEASON, IF A GUY WABTS TO LAY AROUND IN HIS UNDERWEAR AND TELL DIRTY JOKES THAT'S HIS RIGHT. NO WALK HUNTING, WE WANT THE RANCH TO BE AS MUCH OF A PRESERVE AS POSSIBLE, SO HUNT FROM A STAND ONLY. NO HUNTING OTHERS STAND WITHOUT PERMISSION. The only rule we have other than the obvious saftey stuff is no guests during deer season. Period!! I was a little put off at first but then got to know the land owner and the reasons why, and I am ok with it.

Don't shoot immature deer.
If it's a trophy to you, shoot it....we'll all be happy for you.
Shut the gate behind you.
Keep camp clean and do your part.
Bring the wife and kids....it's a family thing. Our kids are the future of the sport.
Don't kill it unless your gonna eat it (snakes & predators excluded)

Our most important rule...If you go into town Bar to raise hell and decide to bring back a fat chick to the lease, she is not allowed to sleep on the top bunk of a 45 year old bunkhouse. I nearly died.

Simple story, but nearly tragic. There were 6 of us at camp, bunkhouse sleeps six. Three of us went into town at a local bar and there were a lot of good looking doe's to choose from but my Buddy was lacking in game and skill and so he went straight for the easy kill instead of working for a trophy. They looked like drunk love birds, it was just nasty, all over each other. We left the bar to head back to camp. He decided to bring the hefty guest back. They stayed up drinking around the fire while the rest of us went on to bed, leaving only one single bunk unoccupied(right above me). We were sound asleep when we heard them come in. I was half awake when i heard something climbing on the bunk above me and before I could investigate, it felt like the entire bunkhouse fell down on my chest. I was trapped, confused and in a ton of pain. At first thinking that both my buddy and his cow/girlfriend had tried to sleep together on the top bunk, but then I was shocked and curiously disgusted to find out that she was the only one up there when it fell through on me. To me hunting is all about safety and "lessons-learned." Never sleep under fat chicks!

Lease Rules
Management Practices
-Trophy Bucks-Should be allowed to get to 5.5 years old.
-Spikes-Wait until 2.5 years of age to cull a spike. It’s inconclusive how 1.5 year old spikes will turn out.
-Cull/Management-Bucks should be allowed to get to at least 3.5 years of age before it’s decided they
are a management or cull deer.
-Doe-In harvesting doe, if possible, try and take a lone doe over a doe in a group. Lone doe are often
barren and you educate less deer when you avoid shooting into a group.
-Expected quota is one trophy buck, one management buck and two doe per member. This will
obviously vary depending upon range conditions and biologists recommendations. Hogs, dove,
coyotes and bobcat can also be taken. Quail will be closed to hunting until a huntable population has
been re-established.
-Family and guest harvests count against the lease members quotas.
-Each member is required to come for one work weekend in the summer.
-As part of the management program, please keep a log of all animals you see while on stand including
gender, quantity and in case of bucks, description and age. I will combine them in a central repository.

Trailer Rules
-The trailer is not a part of the lease but is certainly available if not already filled to capacity.
-When using the trailer please leave $50/night to help defray the approx $8k in annual costs of trailer.
-Please leave the trailer “cleaner than you found it.” General practice has been to leave $100 and have
the cleaning lady come in. But if you want to scrub it yourself, that is your call.
-Please make sure all food, drink and supplies are at the same level when you leave as when you arrived

Lease Rules
-These rules are an addendum to the contract and rules we must adhere to that will be provided by land
owner.
-Respect the ranch and the rancher. Try not to drive, except ATV’s, if possible after heavy rains to avoid
rutting up roads. Leave all gates as you found them and if you use his stuff return it like you found it.
-If you see garbage when driving the property stop and pick it up.
-All stands are considered community property when it comes to hunting. Just because you bought it
doesn’t give you priority to hunt it. Of course you do own blinds and feeders should you leave lease.
-If more than one member would like to hunt a blind, we can draw for order. Members always have
priority over guests in selection.
-Do Not hunt blinds in a bad wind. This not only hurts your chance that day, but can burn up a blind for
weeks at a time. It also greatly educates the deer.
-No new blinds or re-location of existing blinds without prior consent of other members.
-No guests on opening weekend. This includes friends and family.
-No rifle hunting on Special Youth Weekend prior to opening of rifle season.
-Try to be as stealth as possible when getting into and out of blinds as we’d like to educate the deer as
little as possible. This means getting into blinds at least half an hour before legal shooting light and
waiting until pitch dark to exit blind.
-Don’t leave trash in the blind and remove any trash that you may find in there.
-Disturb feeding areas as little as possible. Stick to camera schedules and when pulling pictures conceal
your scent by wearing latex gloves, rubber boots and cover scent. Also avoid shooting migratory birds
near feeders as this disturbs the area and is a federal offense.
-Do not travel through pre-designated bedding areas on foot or by vehicle unless absolutely necessary.
-No varmint hunting at night from start of bow season until the end of rifle season.
-It is an “Annual” lease. This includes hunting opportunities AND supplement feeding obligations. If one
decides to get off the lease at the end of the hunting season he is still obligated for feed cost thru 8/31.
-If planning on getting off of the lease, please notify other members as soon as possible.
-Land north of the gate between the trailer and the creek is not part of the lease. Driving or walking
thru this area during hunting season, unless headed to the lease, is prohibited.

Wow. That's a lot of rules. We're a little more laid back, but then again we are all family. You guys probably shoot better trophy caliber animals than us and need more strict rules. I like the quota thing, keeps people from shooting the place up, especially when they bring guests.

its a lot of rules but it covers a lot of areas. good rules kind of like good fences, they make for good camp mates. and we are actually very laid back camp, lots more johnnie walker killed than whitetails. and i know the no youth weekend prior to start of rifle season looks harsh, but had one member in the past that we could never get any work out of yet he'd always take his kids out with his FIL and take first crack at almost every blind. if there are kids in camp will divide them up and take them hunting, guaranteed. i've passed on two nice bucks to let campmates sons get their first deer. its work well primarily because we all have the shared philosophy of try to grow big deer and have fun...

$50 per night? Cost of $8,000 per year to maintain the trailer? $100 for the cleaning lady on top of the $50?

That trailer must be quite a bit nicer than most lease trailers I've seen. We have a 3 bedroom house at our ranch and it doesn't cost that much, even when counting electricity, phone, and satellite TV...

BUT, I like your other rules. You sound like the kind of guy I grew up hunting with. Sons ready for their first deer were always given the prime spots and the deer, no matter how scrawney was celebrated as a trophy. I walked around puffed up for weeks after my first 6 pointer.
