If its the hunting club out west of SA, run, don't walk away from that deal. I'm talking from personal experience. Bad deal all around. No need to go into the gorey details here, but take my word for it, you can do much better elsewhere.

Yep, that's the one. I'm a believer in the old adage "if it sounds too good to be true, it probably is", but I like the area and the price, and the A+ BBB rating caught my eye. If you feel like it, please send me a PM about the problems you had there; my interests are not all about whitetails, so I might not have the same issues with it that you did.
