Hi, I am looking to sell 138 acres that I have in Anderson county near the Neches River. It is located off a county road between Palestine and Jacksonville. The property is a long narrow wooded tract with lots of game on it, so it would be used best as a recreational tract with some timber value.
I was at the property the weekend before Christmas and saw 50-75 hogs. There are quite a few deer too. I plan to put a gamecam out to take some pics this week, but I don't currently have any.
At the front, the property is about 150 yards wide for about 1 mile. Then, the last 1/4 mile it blocks out to about 450 yards wide. There is a tributary to the Neches river at the rear of the property that holds water for game at all times. The back of the property is mainly bottomland. About 35 acres of the larger trees were was cut last year at the back of the property so there are some clearings. The rest of the property is thickly wooded. Most of the neighbors own larger tracts or never frequent their property. In my opinion, it is an ideal recreational tract.

Hello.I live in Tyler and was gonn ask if you would be interested in leaseing this land for hunting until you have a buyer?Been looking for something close to home and never know unless you ask,right.Thanks,Billy

At this time, I am not interested in leasing the property. I am offering it at a very good price, so I expect to sell it quickly. Thanks anyway!

One of the neighbors wanted it, but couldn't really afford it. The other one lives out of the area and has no interest in more land. Thanks for the idea!

I have had several people ask me if I would sell it in parts. I am currently interested in only selling it as one property.

Hi, A couple of people have asked questions regarding the timber value on this property. I had a timber guy come out and look at the timber this week, and he said that there was about $200/acre worth of saw timber that he could cut now. Then, in about 7 years there would probably be that much more ready to cut. Let me know if you have any questions or would like to see pictures of the property. I recently put a gamecam up too, so I have a lot of pictures of the deer and hogs out at the property. Thanks!
