Im thinking of getting on a lease next season and would like to know some of the "rules" you guys impose on your leases....
Some we are thinking about:
No drinking 100 % legal Drawing for stands
etc. etc. etc...

Family ranch i dont have any.  but they guys we take huntin they do not shoot young bucks.

no alcohol;
no dogs;
if a crib midget tags along make sure they are well mannered/behaved;
No duck/goose/turkey/dove, squirrel, hog or other varmint hunting until deer season has come to a close (then it can be debatable);
No target practicing;

lol, believe it or not, I have been on a lease that was very strict on that. Getting caught with one rollin' around in a cooler that was a month old would get you kicked out. Was too much money for the area to be flirting with that rule.

lol, believe it or not, I have been on a lease that was very strict on that. Getting caught with one rollin' around in a cooler that was a month old would get you kicked out. Was too much money for the area to be flirting with that rule. what the f?

The no drinking rule is a bit excessive IMO, and I don't drink or really care to be around drunk people. I think as long as people can be responsible with it, they should be able to drink a few adult beverages, AFTER THE GUNS ARE PUT UP FOR THE EVENING.
The way we always worked the stand assignment on our leases was....Every member must have at least one stand. Most would have more than one. Each person always had first dibs on their own stand, and no-one was to hunt it until after thanksgiving weekend if the owner of said stand was not present (unless permission was given). After Thanksgiving, and everyone has had ample opportunity to hunt, the lease was wide open to all members, as long as everyone was keeping their own stands huntable for others. Every now and then we'd get someone who'd "forget" to fill their own feeder after the rifle season started, but they'd always be hunting others' stands. This was BS and we'd let them know about it PDQ.
Other rules I've seen, *Management criteria. Whatever the group agrees upon. *A hunter must kill a doe for every buck they shoot. *4 wheelers for game retreival only. *4 wheeler not allowed off of major lease roads, unless fetching game or filling feeders. *No guests during deer season. *Guests hunt off of leaser's tags. *Guests only allowed after Thanksgiving weekend. *$25 surcharge to all members for propane and what-nots (common cabin). *Mandatory working weekends (usually Labor day and Memorial day) for all members. *Lease harvest sheet. *Board with all stands marked, and hunters hung a charm on the peg corresponding with the stand they were hunting. Especially helpful if someone comes in after the group has gone out hunting and wants to go directly to a stand. But also a good general safety precaution. *Kill every pig you see, this was a landowner's rule. *All work to hunting areas must be completed by Labor day weekend. No-one was allowed in the woods at all until opening of bow season. Filing of feeders was the only work allowed after that, until after Thanksgiving weekend. I really liked this rule!
These area few I've encountered over the years on a few different leases. Too many rules can be a drag. The point is to have fun. But one disrespectful person can cause a lot of "unwritten" rules to become part of deal. Just depends on your crowd.

Good list of rules psycho, and very close to what we use. I just want to add a couple imposed by the landowner on our lease.
Do not drive on wet dirt roads. Ruts lead to erosion, then to gully washes.
Close all closed gates, and leave open gates open.
If you build a permanent type stand or cabin, it belongs to the landowner after 5 years.
No littering, especially cans. They can start grass fires (in rare cases).
If you quarter out your deer in camp, make sure you have a place to dump the carcass where the cows can't get to them. The bones can tear up their insides.
Shoot all legal varmints and poisonous snakes. This includes dogs running wild. His cows are worth much more than what you are paying for the lease. If the dogs had tags on them, recover the tags so he can get restitution for any cows they had maimed or killed.
Note: If you don't shoot, don't tell him what you saw. It will just piss him off.

Don't shoot the cows and don't let them out of the gate. Don't forget to buy beer before you get there as the county is dry. Have fun, it's a deer lease it's not work and it's not supposed be.

Ours are pretty straight forward, and all of us that hunt there have been freinds years before we started hunting togather. That makes things eaiser.
We have a carry all trash out every time you leave rule
If your immediate family comes for a hunt, and kill a deer, thats one less you get to kill.
No rutting up roads (if its that muddy, walk)
Use atv/utv on established ranch roads unless retrieving game
We can get snot slinging drunk if we want to, but guns will be locked in vehicles
We dont have designated work days, we just know what needs to be done and do it.
Im not real big on drawing for stands for a few reasons, so we hunt our own and ask if we want to sit somebody elses.

IMO, rules that apply to guests and family hunting off a single member fee cause the most problems.

No guests until after December 1 No trimming, moving, placing of anything, etc after August 1 Everyone brings at least one load of firewood Bring it in/take it out (trash, etc) If dues aren't paid in full by opening day you don't hunt until Dec 1 Wives are fine as long as you have your own camper Girlfriends are OK as long as you bring enough for everybody
I have a question about that "Guests hunt off leaser's tags" rule. Is that property doe tags alloted to the leaser or the hunter's licence tags? Just curious.

The lease we gave to our hunters says........
No alcohol No guests No motorcycles and dirt bikes Motorized vehicles are allowed on the premises but are limited to established road surfaces No loaded guns in vehicles

Lease Rules 1. The landowner’s land must be respected. No shooting, no shooting near or shooting at the livestock. Leave open gates open and close the gates you find closed after you pass through them. 2. Driving on lease must be kept to regular tracks. Avoid driving unnecessarily of established tracks. ATVs or golf carts are allowed but must follow the same rules as other vehicles. Vehicles may be used to move equipment, fill feeders or recover game. Travel to and from stand must be done in a manner to avoid driving when other hunters are hunting. 3. No alcohol will be consumed until after sundown and guns are unloaded and properly stored. No excessive consumption of alcohol will be allowed. 4. No driving the lease at night and spot lighting will be allowed except for varmints outside of deer season. 5. Dove and quail hunting is permitted outside of deer season and during open seasons per TPWD. 6. Dove hunting during archery deer season is not allowed. 7. Does will be identified properly before you shoot. No shooting of “button” or “nubbin” bucks is desired. These are the future bucks for our lease and must be protected. 8. Wounded animals must be intently searched for and found. Mistakes happen but if a hunter experiences “multiple” wounded animals they may be expected to count them towards his/her allowed limit. 9. Practicing or plinking with guns is not allowed from September 1st through the end of deer season. Checking the zero of a previously sighted in gun after it experiences an otherwise unexplainable miss will be allowed. Practice with bows is acceptable. 10. The killing of predators is expected when possible, especially coyotes. 11. Hunting is from stands and to and from stands. Still-hunting around areas other than your stand areas is not allowed. 12. No urinating or defecating in camp except in designated areas. 13. Any animal parts generated by the cleaning of animals in camp must be disposed of in an agreed upon area. 14. Hogs may be killed in unlimited numbers but if you do not intend to keep them for consumption please remove them from the property.

If it weren't beer and whiskey, I'd go F'n crazy. Hunting has been horrible this year and sitting and drinking is about the only way to cope. You missed a goodun last night Cobra.

-Follow all game laws (especially the stupid ARs). -Guests are welcome to camp out but not to hunt. -Leave no trash behind. -No loaded guns in camp. -If you make a booze run, you must notify others in camp in case they need any. -What goes on the the deer lease, stays at the deer lease.
That's pretty much it.

What won't be funny is the post we will see about a news release on the hunter shot on one of these leases due to an alcohol induced incident. I drink a beer or three in the evening. Not in the stand or before a hunt.
