I am considering purchasing some land just a few miles south of Newpoint Tx in North East Jack county. How is the deer population in this area? I did not see a lot of tracks on this particular piece but maybe just need a feeder to bring them in. Just do not have the experience in the area and any comments would be highly appreciated.

The deer population is good. The most important factor is hunting pressure from surrounding property. This area of Texas has transformed from large ranches into lots of small ones. If the property borders smaller property the hunting can be poor depending how your neighbor hunts.

True for anywhere but especially true for these counties within 2+ hours of DFW metro mess. Lots of hunters and limited dirt to fit them all on. If you can get fortunate, Jack county can produce some very nice deer. Also chance at hogs, turkey, varmints and dove....

How many acres are you buying?

Take a good look at the neighbors.. I have seen some places that should have good hunting but the neighbors are helping the owner hunt it and the GW cant spend all his time at any certain place.

I was in your shoes 15 years ago. You really need to put yourself in the hooves of a deer quite honestly. Take a look around and ask yourself, "would a deer find the property attractive - is there sustainable water source, browse, sufficient blend of cover and some open area, look at surrounding properties in same manner, look at travel routes for deer sign, deer droppings, tracks, scrapes, old tree rubs, crossings under fence, everything. Finally I'd ask other sources in the area like Feedstore, processors as to what deer hunting is like in the general area". Finally as earlier mentioned try to get an idea as to size and hunting habits of surrounding properties, look for deer camps, blinds, blind placements, etc.

Thanks so much for your input. Yes I agree I walked the area and see some signs of tracks and droppings. Would have thought I would have seen more tracks since most of the food source is probably scarce this time of year. That's what was disappointing. Water source is fine with several tanks. Would like to have more cover as I've been used to through the years for the habitat and for dear to just gather and feel safe. Neighbors are around 150 + acres in the area. The place I'm looking at will be around 75 to 100 acres.

Without some feeders going or foodplots, not probably going to draw tons of deer right now.

Exactly DQ Kid. Just want to feel like at least the game is in the area but yep you are correct. They can hear those feeders going off from a good distance.

Lots of unknowns until after you buy. Lots of them involve neighbors. You can’t tell whether there is an anti hunting neighbor who start shootings at daybreak on weekends during deer season. Then, there those who consider outsiders as hunting ‘their’ deer. Been there, done both of those.

I looked at one place that I liked. Then drove down the road. Adjoining property had 3 raggedy [censored] trailer houses. Around it looked like a dump ground with a bunch of rough looking characters standing outside drinking beer and scowling at me. Lots of dogs. I passed.

One of the pluses is water such as creeks and ponds. Elevation changes with runoff for pond? Fences in good shape? Roads already cut through it? Electricity available? Any structures?

I hunt a county next to you. Been there 20 years now on a few properties. Some areas hold deer and some don't. Whole.area is changing for the worse with ranches being broke up. If you aren't surrounded by thick cover you won't have deer regularly. Like maybe see a few deer a whole season.

About 5 years ago I use to drive through that area for 20 + years, good deer numbers and body size up there!!
Would take Post Oak Rd, turn right on FM 2127 past Hwy 59 then take the FM 1125 split left to Amon Carter lake, use to take check out most of the county roads in that area too.

I hunted 40 acres 7 miles north of Jacksboro with a lot of small parcels close to me, a lot of hunting pressure in certain areas around me, hardly any in other. Just started hunting the property again last year and love it.
I hunted over a food plot with hog panels around my feeder and always saw a lot of good deer

You are in a very good area just do these two things and the deer will come, plant food plots and put at least 10 Hog Panels around each feeder.

You might consider being broad minded about location. Spend the next 6 months driving rural roads other than where you are looking. North of D/FW is all the same type of hunting land. And, the worst part of the drive is getting out of town. Also, the convenience of a shorter drive and easy access to D/FW could cost some really big bucks.

Are you sure you did not mean Newport?. The only problem with that is use to hear stories about all of the folks living in the trailers like to wander around on other peoples land without permission carrying their rifles, but that was quite awhile back.

I quite frequently look at land sales in that whole general area, if this is the piece of property you are looking at I would pass, it use to be a larger ranch I think was around 600 acres that was bought up and they cut it up into small 60 + acre ranchettes. Having that many neighbors so close could and probably will present problems for any type of quality hunting and who knows what else that might bring, like weekend warriors hauling azz up and down the county roads.
