To buy? If so I have 100 acres in Stephens county for sale with brand new 1800 square foot building with 900 sq ft apartment finished in T-111 with stained concrete and carpet, central heat and air, 900 sq ft of garage/shop, 1/2 mile of new gravel road 1 improved (enlarged) stock tank, and 1 new stock tank almost all new fencing, county water (I tried to dig a well but came up with 1 1/2 gpm of nasty salt water at about 183', and had to plug it with concrete), coop electricity, septic system for sale $420,000.00 firm. Good deer (we have shot 3 bucks off of this place with 150 lb bodies, and good antlers, and I have sheds of some nice deer), hogs, occasional ducks, dove, and varmints.
After eating Payne's sausage I don't know if I can go back to the regular store bought stuff. "Faster horses, younger women, older whiskey, and more money" Tom T Hall

He said a lease... Nice plug though. Nothing is firm in this market though. Good luck.

Asking prices are as firm as the seller wants them to be. Selling prices are determined by the market.

I just bought after looking for a year and working on three seperate deals in the last 3 months. The only firm prices out there are the ones with still unsold land.

Agreed, TX_LT230FH.
That's what I meant by "asking prices are as firm as the seller wants them to be". The land won't sell, but as long as you don't have to move it, it's up to you.
I had a guy that was "firm" come down 40% over 6 months when he finally realized that this isn't August of 2008 anymore. Prices are coming way off.
