This is why I like it here. It’s geographically a PITA to get to all the conveniences city people think they need. Even that isn't safe anymore. Our ranch in West Texas in the middle of nowhere with a fair weather road and property near us is being cut up into 50-100 acre places. How deep is well to drinking water there?

People should stop selling their land, but property taxes encourage most heirs to sell off larger properties intead of keeping it for generations. It’s sad deal, days of the big ranches are fading. When a certain political segment is hell bent on wealth redistribution stacked on top of absurd government spending, it’s getting harder not sell

People should stop selling their land, but property taxes encourage most heirs to sell off larger properties intead of keeping it for generations. It’s sad deal, days of the big ranches are fading. When a certain political segment is hell bent on wealth redistribution stacked on top of absurd government spending, it’s getting harder not sell 3 years ago raw land was selling for 25K an acre around here. Here it wasn’t heirs selling land, it was people in their 70’s who were tired of working and knew they would be until the day they died. Quite a few of them won’t be now. With construction costs being what they are, the cost of a well and power here and the lack of a freeway, the land the Cali/DFW folks bought is just sitting dormant now.

That’s a snap compared to the 2nd Trinity depth here.

A lot of the transplants that have relocated by me move in a couple of years. One moved because they didn't realize how dirty their cars would stay driving on a gravel road every day. They buy their 3 or 4 acres, call it a ranch, buy a SxS and a couple of cows then the million $ house goes on the market. I'm 20 minutes from anything and an hour from serious shopping. Most wives and some men can't deal with it.

You know it’s getting out of hand when they are splitting up a small portion of the YO into ranchitos. The BIL bought ten acres. Of course the fenced in area around the pool & the house took up an acre. He put out two longhorns, two donkeys and two horses. The soil in between the rocks in Burnet had a hard time producing enough grass - imagine that.

Can’t stop progress unless you buy up all the land. My neighbor has bought up 2 tracts, one that backs up to his lot, and one at the back of our hood where a developer wanted to add another 15 homes. These two tracts total about 30 acres, not huge, but it prevented a storage unit and additional houses. That’s the only way to halt progress.

Find land that the adjacent land can’t ever be sold or developed. It’s not easy to find but it’s out there.

Founder was Alsatian. I stand corrected. One of his progeny...it up. >> Schreiner-YOHe was a Confederate. Most of his German neighbors were not. Martial law was declared in the German communities in the hill country. Not a pleasant time.

The YO was a large ranch founded by the Schreiner family n the late 1800's. It was the original exotic animal ranch. I think they started raising exotics in cooperation with the San Antonio zoo and it went from there. It has since been broken up within the family and parts of have been sold off. Sounds like it will be ranchetts now. Mountain Home is where the headquarters was.

Most wives and some men can't deal with it. Sounds like heaven to me. Our 100 acres is surrounded by houses now and it's only getting more crowded with one of the fence lines being filled up with condo builds. We've gotten offers on it, but it's been in the family for over 100 years, so as far as I'm concerned, I'm not interested in selling a single rock off the place unless it means I get something I can hold onto for the next 100. I don't want my grandkids having to grow up without ever having experienced fresh air. My house in town is comfortable, but every time I hear the neighbors, ambulances, cars revving their engines, etc. it makes me work even harder so that I can eventually get up the totem pole and work remotely. Once I do, you'll never catch me in town ever again, to hell with this place and all the noise and traffic.
