Interesting story about small towns. As said, I have land outside of Bowie, about 70 miles North of home around Fort Worth. When there, I sometimes go for morning coffee with the locals. 25 years ago, they all agreed that there would never be beer or liquor sales. Booze was at the local golf Country Club bar at Lake Amon Carter but nowhere else. The Preachers wouldn’t go for that.
Then WalMart decided that they wanted to put in a big store in Bowie and wanted to sell beer to go. No problem when that kind of sales tax money is involved in a small town. They draw customers for many miles around. Also have some beer joints and liquor stores now.
Without a sense of urgency, nothing ever happens.

Good, close, medical care is considered in land prices. Bowie has a hospital but not much there. Anybody having a heart attack had better hope they can make it to Decatur.

We've been told when the new hospital is completed, expect land prices outside of town to really increase as well as the cost of homes in town. Now idea of the start and competition date yet.
Distance is not the issue, but the winds can make it interesting!

Dont know what your financial situation is, but me, I would put the money in differnent investments, Mutual funds, some stock market, agressive if your older like me, or if you young, play the markets. No BitCoin, Then go find you a smaller lease that produces, 180 class bucks if thats your dream?
I have 242 acres here and its a handfull, upkeep, taxes, nut case agents who want to buy it! and on occassion a medican man who comes by.
