got a friend at Cedar Creek Lake. owned 3 car washes/oil change places. Valvoline came calling. He sold them, retired very young. Golf and fishing is it. oh and drinking. Way you should think of any store front business, build many, build quickly and build to sell.

The best ROI for the least amount of money and risk I have seen around here, is a buddy of mine who has a roll off dumpster business. If I needed the money and had to do something, I would buy about 2 dozen of those and the appropriate trailer. He picks them up with his pickup. I talked with him about it and he said the only complication would be if he got more dumpsters, he would have to hire somebody to run them.

Tons of Boat and RV storage in the sticks. Sunday I was 15 miles from any city and the Boat RV storage I drove by was full.

Lake ralph hall will be a nothing, Bois D Arc will fade away and just be another mudhole like Pay Mayse is now, Not a good location and too much out in the sticks, good for fishing since they won't get much pressure being away from the metroplex. You want to make money go find you some land north of Celina where the Tollway will expand and build you some storage units on concrete with an office and above the office you will need house so the employees running the storage unit can live. But then you would nee millions to build that.

I assume you don't try to run them yourself How many people do you have to hire for a carwash to service it? One I know of the guy is out there quit a bit working on it, changing hoses, cleaning up dirt in the stalls, he is retired older cat. Running your mouth out your azz again. RIF...tool bag! Not at all, It was a legitmate question, Why you get all butthurt about it I don't know. I have known one guy years ago who serviced car washes he worked for the owner of the car wash, they needed like daily attention always some thing to do or fix or chemials to refill, money changer to refill, clean up messes in the stall when people clogged up the bays from washing out dirt from a truck bed. If you don't know, just say I don't know or I haven't looked into that yet. Unless one is retired or the car wash is your only business then you are gonna have to hire employees. Nothing wrong with hiring employees, just can be another headache to deal with

I’m always looking for private money lenders for my flips and BRRR’s, and now new construction homes. How much is hard money loans getting today? I used them to buy my first few homes when I was flipping real estate.

One graveyard shift we devised a scheme to buy a laundry mat and only take prepaid cards. We would make the minimum card amount higher than the cheapest laundry service and also not divisible by any combo of services. The hope was that people would leave small amounts of cash on their accounts and never use the service. Bonus money. That is what Starbucks does since you have to preload money through the app if you want to pay that way.

I've thought about vending machines. Seems like little to no overhead, a little upkeep. You could operate both snack(s), and drink(s). The issue is finding a place or business willing to place them. My hunting buddy does it. I'll keep my day job. But he does hunt more than anyone I know. His wife does well lol

Prices in DFW are dropping. Last 10 yard I priced was $300 for 5 days, 16-20 yards for $550. You factor in time, fuel, and other expenses (flat tires), that’s not a lot left over. I had considered this earlier this year. I priced out numerous bins and trailers, called about 10 different companies around DFW of all sizes, and realized the juice wasn’t worth the squeeze. Not to mention having to deal with the local landfills and the characters of evolved with that, I’m out.

I used them to buy my first few homes when I was flipping real estate. If I go to a true hard money lender like Longhorn or Investmark, I can usually get 5% down, sometimes 10%, and 2 points with 9% interest right now for 12 months. But I’ve got private money lenders that only require 1-3 points with 10-12% interest. I’d rather pay the higher interest with private money and not have to deal with the BS fees and hassle of hard money
