Seen a sign : " Lots 4 saleCalled the #'er & twas told ya have ta put a $250,0000.00 home on it. Could afford the land price, just not what seller asked. Twas gonna put my camper on it.

I sold 204 acres right along the Val Verde/Edwards county line where the buyer bought the only well that serviced nearly 6000 acres. The other ranches had no deeded right to the water, so a deal was struck with my client. One ranch provides him with a cow elk every year, the other ranch provides him with electricity, while another ranch provides him with road maintenance. I bet they wish they owned a 1/4 of that well.

I dont know that much about land prices but I would of thought that country would be worth a lot more than that.
At some point in life its time to quit chasing the pot of gold and just enjoy the rainbow. FR Keep your gratitude higher than your expectations. RWH

Next! Yes that area is hard to find water and water district is Millersview and they are expensive Ranch we hunt is 10k and not one water well. It’s all millersview water, minus the catch cisterns.

No desire to buy 50-100 ac. Sounds like a lot of work and hassle and no upside for me. I'm with free... First call I'd make is a remote fly-in Alaska outfitter for brown bear and moose...while I'm still able to do it.

No desire to buy 50-100 ac. Sounds like a lot of work and hassle and no upside for me. I'm with free... First call I'd make is a remote fly-in Alaska outfitter for brown bear and moose...while I'm still able to do it. It is a lot of work, 52 weeks a year. But worth it to me. Both of you know why.

I dont know that much about land prices but I would of thought that country would be worth a lot more than that. I sold a ranch across the road from that one. It’s a big ranch they cut up into 50+ acre tracts. No electric on most of that property ( and will never be able to get it ). Water is there but you’re gonna rely on solar with no electricity. Caliche road access that is 25 min off pavement. It also got hit bad with anthrax in 2019.
For it is not the quarry that we truly seek, but the adventure.

As much as I could buy in the Pease River Country around Crowell and Paducah. Giant whitetails, mule deer, sandhills, dove, and very few people. We hunted around Crowell for a lot of years and killed some outstanding free range deer. I miss that country. We hunted the Buckle L in about 1990 and I was told we were the first to ever hunt it. Right where the two forks of the Pease come together. I think the Ranch has changed hands and names more than once since then. Way cool sitting on a flat rock over looking those cotton wood bottoms, along with any other way you wanted to hunt that big country.

I dont know that much about land prices but I would of thought that country would be worth a lot more than that. I think it cones down to buildings, infrastructure, and proximity to the nearest city. I bought my home on 4.7 for $400k. But i got 4 bed, 4.5 bath, finished basement with an apartment, and electricity, huge septic tank, 15 minutes fron Warrensburg, MO and just a little over an hour from Kansas City. But outside city limits. So you get a home in the country with all the convenience of city living. Similar deal in a place like Rockwall, TX would easily be a million dollar home.

Used to live in Flower Mound…bought land, built a house and moved in a year ago! Love the country life…

I would buy in southern Kansas. 4-5 hours to get there, more potential for big bucks on smaller tracts of land…

You're off probably at least a million+ for that in Rockwall now I imagine and it's not country living but has the headaches of the city
