$425,000 to buyout neighbor in the circle. $75,000 to draw on every August and go to Alaska. This heat is getting old! Looks like some on here could give a few pointers were to go up there.

Expanding my place wouldn’t really help my hunting due to the uniqueness of my location. I would probably buy some riverfront small place nearby just for fishing the river.

I’ll be selling mine South of Bowie in a couple of years. I’m 81 yoa and had it about 40 years. It’ll be like pulling my teeth and castrating me but I’m hitting the point where arthritis has hit me and I’m depending on others to stomp all my snakes.

I’d go buy 200+ acres in Edwards/Val Verde Co Prolly won’t get 200 acres in Edwards. Val verde around Juno you may be able to find it. Edwards shot up just like everything else. You can find some cheap price per acre but access is bad, no utilities, etc. You’ve got to shop off market properties and wholesale deals. Access isn’t really an issue as long as the gates are bump gates, off grid is fine as that’s how I hunt now. There’s quite a bit along 377 before it turns south that’s coming up for sale because people are feeling the crunch. I’m not in the market to buy down there, but that’s where I would go. Great weather and very little rain.

I'm done buying land, I have all I can handle and it's gotten too expensive. Some folks call own a place and just own it. I can’t. I’m going to manage it and make it all that it can be. It doesn’t take much to be more than I can handle. If I had a bulldozer I could get more done with less work but those things are crazy expensive.

Another 1/4 section in Panhandle This or in Kansas. And yes, you can find land for those prices in KS. I've seen 160 for less in the eastern half of the state. Just need to look.

I know several on here are "in the business," but if you don't think access is an issue, then you don't know people very well. I've heard horror stories many, many times. Who needs that going and coming from your "getaway"?

Recreational (junk non AG) land prices within reasonable driving distance of D/FW or any larger city have gone nuts. Expect to pay a minimum of $7,000 to 8,000 per acre. Going for $10,000 and up around Bowie and down near Hillsboro.

I would get the biggest place I could afford in or near Culberson County. That would put me near the highest mountain peak in Texas. I don’t even know what the hunting is like up there, but I am sure I could find something to kill.
Land is also cheap enough up there, you might be able to find you a 100 acre place with a house on it for that money.
Then i would find a carrier or account that route me through the area without too much of a pay cut or maybe even a raise, move my family out there, and I would be there every weekend.

Better to have 100 acres in an area with good neighbors than 500 acres surrounded by landowners who have lease hunters who shoot everything that moves. Just because you have a small 50-100 acre tract does not mean you will have bad hunting or bad neighbors. Bigger does not always mean better, it’s all situational.

I have 5 acres. 4.7 to be exact, with a big home and there is a right of way that cuts across my property to the neighbors. Neighbors are from California and not big hunters. Other than that, I am surrounded by 200 acres of dense woods and creek bottoms, and that is surrounded by miles of corn and beans. There is one other hone in these bottoms and we’re not getting new neighbors any time soon. The farmer that owns the surrounding acreage looks at all of us like we’re in his way and he wishes his daddy never sold the creek bottoms. I have not put a camera out but we definitely have deer, I have watched them come across the yard. Edit- well, beans and corn and grazing pasture. And a hay field right by the house.

I would look in the Kimble, Menard or Sutton County area. I would stay away from Edwards County as too many ranches have been chopped up. There's an old rule, never buy real estate south of Hwy. 90 and west of San Antonio. Adios, Gary

Back in 2018 my buddy was buying raw land in Huntsville, AR for $800/acre, I am sure it's jumped higher, but beautiful area. The neighbors we ran into wile up there are pretty strange, really strange, just reminded me up the types you run into in deep deep deep East Texas.

Long time ago, Tx land was about 1200$ acre, for good stuff. VA land purchase system had a problem selling the same place several times after the owners found it was worthless. Basic sand pit. Land use, your age and relatives make a big difference. Unless you find a good deal or are able to 'live' on the land - just have nice big fancy vacations instead. Yes, not making anymore land but the upkeep can be painful/expensive.
