I'd use part to build a nice little cabin on our lot up in the mountains.
Then I'd approach the LO we work for and try to lease hunting rights, wouldn't go over because of his nephews that like to come up and hunt but maybe.

I'd buy a place with about 5 - 10 acres in the Arizona desert and put a shack on it. A cheap house on a 1/4 acre in Flour Bluff for fishing and another cheap 10 acres or so somewhere in the mountains. Anything left would be for real estate taxes and insurance.

No taxes for the heir on inheritance unless it was in a retirement account.

If it has to be one parcel in Texas, I'm going way west or way east to buy the cheap land that doesn't cost a lot to maintain. East Texas would probably provide more animals per acre than west.

As much tourism as the Ozarks have, i still don’t think most fully recognize what Arkansas offers. Including the most rugged and beautiful terrain of the Ozarks, plus the Ouachita.

In 2016 i bought 85 acres in SE Kansas for a lot less than 500K. My farm has almost doubled in price per acre since then. Not to mention the 2500/year i got renting my tillable ground out. Oh....... and i get a very small gas check every month. Best decision i ever made, just wish i had bought more. But dont bother hunting up there ........ not a deer in sight smile

hmmmm, as I age-unless it was turn key land I'm probably past 50-100 ac land buy unless you add another 0 to that inheritance. With $500k I could pay remainder of life lease fees and still enjoy some great international hunts (and I don't think lease landowner will sell in his/my lifetime. Praying). Otherwise, I'd be looking in the previously posted map circle. But hey, fun to wish but not realistic as I am not aware of any chance of such an inheritance.

Please never assume your lease is for the rest of your time that you're able to hunt. Hell, I didn't assume the next year was guaranteed when I was leasing. Have all your stuff ready to haul outa there at a moment's notice. I don't care if you're the godfather to the LO's kid.

Oh I don't assume and BTDT three times on leases had each time excess of 20 years. Last time I did move on moments notice 2 back to back 10 hr round trips to get rv, stands and feeders. That was a tough 24 hr but had to do it for distrust reasons. I do have back up hunting options that I keep around always just in case main lease disappears.

I would buy as big of a chuck as I could around Lake Meredith. Whitetails, mulies, turkeys, waterfowl and walleye fishing.

My neighbors bought their dream retirement home there, covid hit right after they remolded. They vbro’d it and it paid for itself first year, Think its helped fund a few more

Yeah Dave had the same problem. Wheels are slowing down. Sold my 100 acres in 2 separate parcels located out in the middle of nowhere , Fayette County, Muldoon area. At 68 (3 years ago) figured I didn't want the headache with the Cows, Fencing and Upkeep and being 15 or 20 miles and 45 minutes to an Hour to HEB , Doctor and Parts store in La Grange. Wife hated it out there. . Step Daughter and The 1 Granddaughter didn't want a thing to do with it. Bought and Ag'd 10 acres almost center of Kingsland Tx. (Lake LBJ 1 long Block away, 1 mile from Doc, HEB and Bank. 1 1/2 mile to Napa. When you don't have anyone to pick up the Ball and run with it, gotta make choices. Ain't happy but I'm here.

Couple of places for sale right on Hwy 90, maybe 15-16 miles outside of Del Rio, west of the lake. Next time I go by I'll look and see what how many acres. Probably more than you want. Things are pretty green here right now for no more rain than we have had.

So has Val Verde, Kinney and Uvalde Counties.


Anthrax outbreaks are usually in the South-Western portion of Edwards around Carta Valley.
