I have been looking for that exact type of set up - tired of hauling my travel trailer down to the lease. You get a hell of a deal at the price - That was an office trailer rental. Soundly built to withstand the rigors of being moved around, they get decommissioned after a period of time. Call a firm that rents them out and maybe you can develop an opportunity. Mine is 400 SF and easy enough to redo. I can’t begin to tell you how nice it is having central air and heat.

Funny, down here where Charles frequented right now. “Grace under pressure “ is a mainstay always in my vision but, I don’t always see it. Charles? Meant Earnest. I have now admitted to my 2nd mistake ever on THF. Dang it.
