Sure some are, but that is pretty much how house are priced in general, per sq ft.

Land is about 15% of value of built house in most cities.

Sounds like out in the sticks, I am talking like in my area, you would be lucky to find a small lot to build a house for 150K.

But the question is replacement cost. Your land shouldn't be figured into replacement cost. It doesn't cost anymore in labor or materials to build a house in Frisco than it does in the sticks. What you're paying for is an overpriced builder.

Then why don't more builders come to Frisco to build? If they can make more money

Maybe land value is too costly and that keeps out smaller home builders, Seems like in my area Shadrock, Toll Brothers, Grand Homes and Darlington build most of the homes.

Gotta love how insurance is such a scam. Considering what all is going on right now with all the operating losses, they sure ain't good at their "shenanigans".

I had the pleasure of living in both city and country at times while growing up and would take the hunting, fishing, arrowhead hunting, tank swimming all day long. We also had internal combustion engines, running water, electricity, bikes, friends and sports.

You are quoting losses and carryover from 2022 primarily from hurricane IAN. Look up publically traded insurance companies and the latest financials and the stock performance. I can do it if you want me to waste more of my time on this as I did my research before I made any posts. The PR machine goes into overdrive to scream losses to justify huge increases. Give me the word and I will waste more of my time on this deceptive industry!!!

A Florida based insurance company I have never heard of after 40 years in the business. Great one to pick out. Do they offer insurance here in Texas?

Progressive is an efficient outlier they have things pretty much figured out on the auto side.

I only know them because I reviewed our case study with them. With that said, Im only a consumer of insurance, I just don’t think insurance companies are as hard up as premiums dictate.

As an investor, I check your re-insurance polices to make sure your arnt backing any boeing 737 Max’s grin
