1) Area with a proven record of producing great deer. 2) Like minded hunting partners.

Taking into account only the property itself...
1. Good habitat capable of holding and sustaining deer without dependance on neighboring properties 2. Within a two-hour drive from home

First and foremost the land owner - IMO from being on many leases if the LO is not reasonable and into management it can be an uphill battle.

One must have is water for the animals on the property. It should be year round, but has to be during hunting season for sure.

Bought not leased so criteria slightly different:
1) Proximity to Dallas, had to be inside of 3 hours, preferably 2. 2) Geography, had to have elevation and variation. No flat, boring mesquite or brush fields 3) Good Neighborhood, big neighbors and like minded neighbors 4) Potential for quality game animals. Game was important, but not the end all. We were and are committed to building the game up so didn’t have to be were we wanted it on Day 1
We ended up checking every box and then some, but we took the time to find the best place for us, not the first decent place that came on the market.
If leasing - Bullet 4 would probably switch with Bullet 2 and the game should already be trophy quality. LO is very important as well.
