Someone told me your taxes could go up if you bought agricultural land but used it only for hunting???

Yep, if not in ag exemption or wildlife exemption you will get hammered on taxes.

Let's talk. What exactly do you need for the agriculture and what on the wildlife? In other words if you only have 40-80 acres in Big Bend, etc. Pretty much desert.

All my properties have ag exemption, it was like that when I bought them and I kept running cattle.
If it doesn’t have ag exemption now it will take 5 years, if it does it’s probably leased to someone that leases a lot of properties pooled together.
You can pull up what it takes for wildlife exemption.
Some counties are a little more/less forgiving than others.
Land out that way isn’t too expensive, I would check to see what the taxes are now as is if it hasn’t already have the exemption.

The most accurate info will come from the CAD where the property is located.
Many CAD's have info / requirements on their web site, some you hafta call.

Yup - even if county was giving ag exemption to previous owner - this gets 'reset' the moment you buy it, and you have to submit a new application,
and if you cannot provide evidence for 5 out of the 7 previous years (before you owned it),
the clock gets set to -0- and it will be 5 years before you get an ag exempt (assuming you keep records/evidence for your application),
AND you will need to meet the county's updated requirements for what is allowed as ag exempt (county may have new minimums).
NOTE - the fact that the county was giving an ag exempt to the previous owner DOES NOT automatically count as 'evidence' to support/meet your pleading/ new application requirements!!

As mentioned earlier, some counties (more rural) will be more lenient on the above - but the above is essentially state-wide, so do your due diligence BEFORE locking yourself into a deal.

As a property tax consultant, I know these things.... the CAD can go back 2 years and correct for exemptions.

Taxes on 40-80 acres in the big bend area likely aren't much even with no exemptions.
