One of my brothers rent houses is in Rockwall....his renter paid for his entire years rent in advance, $42k.

Lots of folks move around a lot with their jobs and don't want to buy if they are only gonna be somewhere for a few years.

Yep, just like houses on 30A in Florida....$10k a week or more and booked most of the year. Buddy of mine tried to get me to go in with him on one about 3-4 years ago....at the time I thought it was dumb to pay $2.5Mil for a beach house. bang

Exactly!!!

Folks renting older average 3 bedroom homes (1500-2000sf) around here for $2500-$3000/month. Makes absolutely no sense to me at all!


Big factor in that is property taxes....there's no 10% cap on rental properties. Taxes go up $300-400/month and voila...rents go up $500 per month.

Used to in DFW you could buy houses for $100/psf and rent for $1/psf and it made sense. Now same houses are $150/psf, so rents are creeping up to $1.50/psf.
