The real estate guy said the owner bought it 12-14 years ago. So, most likely the same place. I asked for photos of deer on the place and he said there was none. Anybody know about deer in this area? The realtor that showed him the property said to hunt the draws and saddles of those draws. He did say it was pretty open country with some interspersed cedars here and there. Don't think he got a good feel on the deer population either. Think he was shown a couple of pictures of decent deer harvested off the place.

I leased not too far south of where that place is. Deer numbers are not high but there are some big deer in that area. Plenty of pigs and turkeys if you have suitable roosting areas. Quail can be excellent if the weather cooperates. Dove hunting can be great if you have food and or water. The spring is a neat feature. I think that's why the price is high for that part of the country. That's a long drive Mr. T. We were east of Paducah and 3 1/2 hrs just got to be too long of a drive for me. That was from the Gainesville area. 400 miles is a long way. The tract looks neat. It's the distance I would be concerned about.

On my pass three properties, I have looked for bare ground and brought in water and electric. But this time, it may be the last time I buy land, and therefore if the water, electric is already in place, that would be a plus. But, I always keep an open mind when buying property.

Not sure if this thread is still active but we hunt County Road CC just a couple miles from this property. My feedback: Mule Deer - There will be a lot of good mule deer, your hitting I think the 5th or 6th year on the antler restrictions so we are seeing some wall hanger Muley's in the area. This area also has a lot of Muley does and so you can apply for tags and good chance you land some for management. White Tail Deer - The WT seem to like the mesquite flats more and the muleys tend to like Cedars. We have both on our property and we definitely see better WT in the Mesquites. Even with that said, this property will have solid deer in both categories. For this area your best bet is to have multiple feeders, otherwise the Muleys tend to aggressively drive off the WT so for every blind we usually have two feeders to maximize seeing WT deer. Topography - We see deer in the wide open Cotton Fields with just one draw for them to come in and out so this property will hunt fine for this area. I would have no concerns on quality hunting, this area is really fantastic and we have a lot of good minded hunters in this area. Definitely turkey in the area, not like central texas but we take a couple every year. Good Coyote and pig hunting, you will see some very big pigs in this area. Dove is decent but you will need to plant some kind of crop to really have a good dove hunt, its really hit and miss Quail go in waves but generally the quail hunting is excellent. Sandhill Cranes - This property has a nice set-up for Cranes with the water and open space. Very good migration of Cranes through and this property looks like an excellent set-up for Crane hunting. Good Duck Hunting, I would be setting up a blind on that tank for sure. County roads - Well maintained but this really is a draw back for this area and I run these roads a lot. Without a really good 4 wheel drive truck with mud tires you will get stuck on the property for a day or two until it dries out or they run a grader down it. They also tend to wash out easily, again county does a great job maintaining them but that red clay makes it very hard for them to get equipment in until properly dried. You shouldn't bother going up if its going to rain and you don't have a Four wheel drive truck with a Mud Tire. We have two 6" lifted trucks with 35" tires on them that barely can get down the roads when wet. The guys without good tires and lifts either get towed back to pavement or we most likely just leave their trucks in town. Hope that helps, happy hunting!
