How can this happen? Received 2 notices of 2021 proposed taxes. We are homesteaded, as far as I know they can only go up 10% a year, correct?

If we base the first 2021 appraisal off the 2020 taxes paid we are looking at a $651 increase. If they use the second 2021 appraisal then we are looking at $1,052 over 2020.

Just got mine. On 325 acres it went up $681,000. The taxes will remain the same because of the AG exemption.

Hire a lawyer to file a protest. I had one in Arlington that did mine every year and charged $300.

I guess they figure every industry known to man has had multiple price increases this year.....why not have multiple property tax increases as well? I agree, we are all just leasing our property. Theft indeed.

It’s a racket and it’s happening everywhere. A couple of local retirees have basically gotten together and are on a full court press with local and state officials in our area to try and get this under control. I don’t think they are having much success. I’m just glad I don’t live in a major metro city. My parents were on the hook for about 50k this year for their home. Like I always say red or blue I despise the vast majority of politicians because real issues like this they don’t give a flip about, but give them some bs platform that they can make headlines with they all of a sudden “care”. I would find a good attorney. My buddy did that and it saved him big bucks on his new house. Best of luck to ya!

We just got a new neighbor in our subdivision. Recently retired and moved here to escape the property taxes. You guys are rapidly becoming the next California when it comes to paying taxes. Already have the homeless encampments in the large cities.

If what you blacked out was to protect the property address and owner name you should have also blacked out the Situs, Property ID, and Geo ID. Even the Legal Description can be used to find the property.

Anyway, yeah, that's some BS receiving two different statements. Sarah Curtis, Chief Appraiser, would be hearing from me. Along with several others. Also, retain a dispute service.

First, you have to go to the ARB (Appraisal Review Board). Their rules and handbook is available on-line. Use it against them. Second, you have to provide evidence of some sort. You can get someone with a real estate license to run comps for you (usually for free or a low fee). You definitely want to show how your property "suffers" compared to other, similar properties. Know about Economic obsolescence and functional obsolescence. There are also "Tax Agents" that will represent you for a fee. Don't worry too much about the ARB. They are either appointed by the County Judge or the Chief Appraiser. There's always a conflict of interest because they are "hired" by the people they that are one party to the hearing. If you don't get anywhere with the ARB, choose arbitration. You file that with the Comptroller of Public Accounts, Property Tax Assistance Division. It cost $450 deposit for a property up to $1Million. You choose a value that you think and the County uses their value. The Arbitrator is independent and is probably not even from your area. The hearing can be document review only, teleconference, zoom or in-person (your choice). You present your evidence and the County presents theirs. The Arbitrator is supposed to "consider the taxpayer whenever possible" , so they are trying to give you benefit of doubt. Technically the party that wins is the one who's value is closest to that determined by the Arbitrator. The Arbitrator doesn't make a ruling that one party or the other is right. The Arbitrator has the authority to set any value in between those stated by the parties. If your value is closer to the Arbitrators, technically you "won" and that is your new value. You get $400 back from the Comptroller ($50 is kept as admin fee). Also, you get a refund or credit on the taxes paid (you have to pay them in order to protest). Even if you "lose" and the Arbitrators value is closer to the County, you could still save more than the deposit was. You lose the deposit of $450 but your taxes go down sometimes more than that. Either way, next year is starting at a lower value.

Real example: X County set value at $889640. Taxpayer said $498990. The Arbitrator said $699600. The Arbitrators value is closer to the County so technically the Tax Payer "lost", however the tax value went down $190040 which is a savings in this case of close to $2000 in taxes. The Tax Payer spent $450 that the Comptroller collected, but still the overall savings is over $1500 for that tax year! I encourage everyone to go to ARB and then Arbitration is you have any evidence at all that you can provide to the Arbitrator.

In the case posted originally, just the second Notice with a different value in just a months time is good evidence to start with. Anything else at all would be helpful.

Reason #574 to not live in a city/subdivision.

Pretty easy choice. Pay a ton in taxes for a tiny amount of property you can't hunt, or pay a small amount in taxes for property you can hunt/enjoy.

Mine goes up roughly 10% of every year lately. The county appraisal is still about $100k under bank appraisal so not sure how I could argue with the government about it. I just bend over and right the check every year.....

Gonna try like heck to get my 10 acres in AG in Fayette County. It was before I bought and they hanked it out from under me. These are theiving SOB's here. We all need to just revolt and nobody pay for 2 to 3 years and break their Azz's. Will cost penalties but what the hay. Who's in??

I had an undivided share of a pecan pasture with cattle. It had the Ag exemption. The Chairman suggested that we divided it up. Duh. I sold it and got out of the land business.
