They flew a drone over in July to get the details of the shop. Best part is, when we refinanced the house earlier this year that appraisal came in lower than the county appraisal.

The appraised home value for a homeowner who qualifies his or her homestead for exemptions in the preceding and current year may not increase more than 10 percent per year.

Tax Code Section 23.23(a) sets a limit on the amount of annual increase to the appraised value of a residence homestead to not exceed the lesser of:

the market value of the property; or
the sum of: 10 percent of the appraised value of the property for last year;
the appraised value of the property for last year; and
the market value of all new improvements to the property.

Correct. I fully expected my taxes to go up based on the addition of the shop. However, I didn’t expect it to be 13% and to be above the appraised value that an actual appraiser gave in January. Nor did I expect to receive 2 different appraisal letters. I’m fighting the first one, but because I’ve already submitted a dispute based on my property number, they won’t let me dispute the second one. [censored] racket

My neighbor disputed hers, same size house and lot, same age, they don’t have a shop, and she was in the $460k range. Within hours of her submitting the dispute they told her NO.

I'm in the same boat. When I saw the 2021 projected appraisal my first impulse was to protest the increase. My problem is the house across the street recently sold for $110,000.00 over the county appraisal value. Now I'm concerned that if I complain they will raise my appraisal even more. I guess I'll just accept it and move on.

Thoroughly detailed my recent online protest and the next day I had won! WHOOOOO HOOOOOO! banana I must of uploaded at least 25 high res pictures via my Hughes Net that took me hours but I won! Well worth it. Just happened to talk to a guy that sits on an appraisal board in a county couple counties over from me. He said they want to help please you because they don't want to go to arbitration.
Seems like this was the case with my property. Doesn't hurt to online protest with facts and photo evidence.

Just keep in mind it's the state driving up valuations. Our so called conservative leaders are screwing us (dates back to good hair Perry). They pass legislation claiming they capped tax rates and then force property values up. Thanks you bunch of %#^!.

2Beez, care to tell him what the retail value of that $60k shop is? My guess is $15k at best. Like I said. An actual appraiser that came inside the house and on the property set the value lower than what the county appraisal did who simply flew a drone over the property.
